Situation
The land is located to the north of the small hamlet of Benthall, the larger village of Broseley lies to the east, sitting at the top of a steep valley that leads down to the River Severn and the village of Ironbridge which has become a tourist attraction over recent years. Broseley has a range of amenities including two public houses, convenience shop and primary school. A wider range of services can be found in Bridgnorth and Telford that are both accessible by car.

There are regular trains from Telford to London with the fastest trains taking 2 hours and 15 minutes. The M54 lies 9 miles from the subject property and provides access to Birmingham and Wolverhampton along with the M6. The property benefits from far reaching views across the Shropshire countryside.

Buildings
The buildings and land are accessed from Floyer Lane, with the vendors having a right of access across this lane. The buildings require modernisation and improvement but offer fantastic views across the local area. In total there are four buildings set in the centre of the land.

The principal building is constructed from a timber frame with concrete block work walling and corrugated steel roofing. There are three further semi redundant buildings - the footings of a traditional red brick barn, the steel frame of a dutch barn and a timber lean to. Land
The property extends to approximately 24.16 acres (9.77 hectares) and is divided into a number of enclosures surrounding the agricultural buildings. The land is all down to grass with it lying steep in places and where the land is less accessible trees and shrubs have started to grow, providing an excellent habitat for wildlife to prosper.

The land is divided in parts by stock proof fencing with hedges running along the boundaries dividing the land. One field is mowable and could be cut for silage or hay if desired. The vendor proposes two further overages across the land as set out below: A further overage shall be applied to the buildings and surrounding land (hatched blue) that would commence when the existing overage period ceases and will run for a period of 11 years with 30% payable on the uplift in value and this would be triggered on the grant of planning permission that is not agricultural, horticultural, equestrian or silvicultural.
