The property’s front field lies alongside the district road, running through the rural village of Tegryn, towards the directions of Crymych and Blaenwaun. Tegryn has a community centre, area primary school, public house and chapel. The market village of Crymych is some 3.5 miles distant and provides for a varied array of retail, social, leisure and educational facilities. The market town of Newcastle Emlyn is some 8 miles distant again has an array of everyday facilities.

Directions: The land is basically set opposite to Clydau Area Primary School, as you head out from the centre of Tegryn, towards the direction of Blaenwaun. A ‘for sale’ board will be erected on site.
Description: The block as a whole, totals to some 5.92 acres or thereabouts and is primarily split up into two main fields, with the one fronting the roadside, further divided into one smaller and one larger paddock, together with a hardcore yard for off road parking and storage and also houses the 30’ x 18’ 2 bay Dutch barn currently used for fodder and equine housing and has concrete floor. The lower field can be accessed via 2 gateways from the upper field and one of them linked up via a grassed track from the yard. Access is also gained into the lower field via a gateway off from a tarmac base byway leading down to the neighbouring property of Blaenffynnon.
As the land lies on the edge of the village it has previously been proposed for inclusion in the Local Development Plan and submitted in December 2018. Therefore, the land does provide long term potential for possible development and therefore the vendors will include an overage (clawback) clause in the contract i. e. should any part of the land be granted planning permission for a residential development in the course of 25 years from the date of completion of this sale, then the vendors and their successors will be entitled to a 25% share in the uplift of the land value with planning consent in place.
