SITUATION
22 West End lies to one end of this popular village. Welford is located close to the Northamptonshire and Leicestershire borders and contains a number of local amenities including post office, shop, public houses, primary school, sports field and church. At the nearby village of Husbands Bosworth is a small supermarket and a medical centre, which has a satellite surgery in Welford twice a week.
The town of Market Harborough is set to the east and provides an extensive array of everyday shopping requirements, commercial centre and leisure amenities. Leicester and Northampton are equidistant to north and south with large commercial centres and extensive amenities. Communications to the area are excellent with the A14 dual carriageway, M1 and the M6 all in close proximity. Rail services are at Market Harborough, Northampton and Rugby.
Local sporting activities in the area include golf at Cold Ashby and North Kilworth, water sports and fishing at Hollowell and Pitsford and gliding at Husbands Bosworth. There are also many attractive walks and bridleways in the area.

THE PROPERTY
Dating to the mid-1800s, 22 West End is set to the southern edge of the pretty Northamptonshire village of Welford.
Much improved by the present owners, whilst retaining the original character of the property, the house offers comfortable and flexible accommodation with pretty gardens to the rear. Traditional features such as working shutters and open fireplaces have been carefully restored, and where the property has been extended in recent years, this has been undertaken with a sympathetic eye for detail to carefully blend the original house with the newer areas.
To the front of the property are two symmetrical reception rooms, one used as an office, the other a snug or playroom. The kitchen, which is to the rear of the house, is well-fitted, with an excellent range of units, stainless steel oven with gas range top, extractor over, and space for white goods. Off the kitchen is a lovely dining room, open to the drawing room, with a working fireplace set in a traditionally styled surround, two large windows access the garden, and French doors out onto a small courtyard area.
Off the dining room, a door leads through to steps down to the cellar, which is of a good size, and very useful for storage.
The first floor, which divides to either side of the staircase, includes four bedrooms, three of which are well-sized doubles, a modern shower room, and a generous family bathroom with airing cupboard and underfloor heating.

OUTSIDE
The gardens at 22 West End extend from the back, gently sloping upwards. Primarily laid to lawn, with an original brick wall to one side, mature shrubs and pretty borders frame the gardens, and there is a terrace situated towards the top of the garden, positioned to capture the evening sun.
There is a useful brick-built storage shed, most likely a former outside WC, and stepping stones weave their way towards the top.
To the top of the garden, an access leads to the bike store and a further brick built shed. An artist’s studio has been created to the first floor, independent from the main house on its own electricity and water supplies. Fronting onto Newlands Road, this can be accessed via a wrought iron gate, so could make an ideal work from home space.
