A charming village bungalow with a large garden, overlooking fields. A short walk from the pub, shop and church and a great position for commuting, with easy access to the motorway and Tiverton Parkway Station (London Paddington c. 2 hours).

This fine bungalow occupies a quiet position in Green End Lane, a no through road leading to a farm, on the edge of the popular East Devon village of Plymtree. Our clients have enjoyed Rosebank for a good number of years and over time, have maintained and updated the property to provide very well-appointed and comfortable accommodation.

The most recent project has been a new kitchen, which is fitted in a contemporary, light grey Shaker style, with oak work surfaces and plenty of storage. At one end there is an oil-fired Rayburn, from which the central heating and hot water is run, and this is also used for cooking, and provides a lovely background warmth to the living space. Other integral appliances include a double oven, ceramic hob, larder fridge and dishwasher. The kitchen overlooks the garden, with a sunny aspect.

Adjoining the kitchen, there is a large dining room, with a sitting area at the far end, which could also be used as a home office. The separate sitting room has a 'Yeoman Exmoor' multi-fuel stove fitted, perfect for the cooler winter evenings, and a sliding patio door, leading to a sun trap outside.

The bungalow has two double bedrooms, one of which has been extended and is particularly spacious, with an en suite bath/shower room. This room has a range of 'Rauch' wardrobes, which may be included in the sale, if needed.

The second bedroom is also a good size and has a shower room just outside, in the hallway. The airing cupboard in the hallway has a hot water cylinder, with an immersion heater for hot water in the summer months when the Rayburn is switched off.

On approach to Rosebank, there is a sloping drive for parking, leading to the garage, and the front door, with a pretty front garden. Another door leads beside the garage to the utility area and outside and there is also a gate and path to the side of the bungalow giving access to the rear garden. This is a prime feature of the bungalow and is laid to lawn with mature shrubs, flower beds and pleasant sitting areas from which the sunny aspect and views over the neighbouring fields can be enjoyed.

Services: Mains water, electricity, and drainage. Private oil tank.
Tenure: Freehold

NOTE: The property has had spray foam insulation applied on the underside of the roof. This is not favoured by some mortgage lenders, so it is advised that any prospective purchaser, buying with a mortgage, check with their lender and solicitor in the first instance to confirm if they would find it acceptable.

Plymtree has a good range of local amenities, including the popular community shop and post office, 'The Blacksmith's Arms' pub, village hall, popular primary school and church.

The village lies within easy reach of Cullompton and Honiton, both with a full range of services, and is ideal for commuting, with quick access to the M5 motorway and good rail links.

    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on April 4, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
