Situation and Description
The land is situated to the west of the hamlet of Apley, 11 miles east of the historic City of Lincoln and just 3 miles from the A158. The land is accessed via a public highway.

The land provides an opportunity to purchase a commercially sized block of productive arable and pasture land. The land lies within a ringfence and is boarded by mature hedgerows and Barlings Eau which runs along the western boundary.

The land is identified as Grade 3 on the agricultural land classification maps and has soils capable of growing combinable crops and grass. The land is separated into good sized field parcels allowing for modern farming equipment.

Permanent Pasture
The permanent pasture land is primarily located to the south of the holding, with about 5.94 acres (2.40 ha) located in the northernmost parcel, accessed opposite Court House Farm. The permanent pasture is boarded by mature hedgerows and stockproof fencing in part. The land has been primarily used for grazing sheep and is suitable for mowing and other uses, such as woodland planting, subject to the necessary consents. The land is subject to seasonal flooding and interested parties must make their own enquiries in respect of flood risk. There is a scheduled ancient monument within the holding. Further details available on the Historic England Website under list entry number: 100996. Interested parties should satisfy themselves as to any restrictions and obligations in respect of the scheduled ancient monument.

Arable Land
The arable land extends to about 53.09 acres (21.48 ha) and is currently cropped with winter beans and a legume mix. The arable land is separated into two field parcels and is accessed via the internal access track along the western boundary.

Services
There is a mains water supply via sub-meter.

Method of Sale, Tenure and Possession
The land is offered for sale freehold with vacant possession available upon completion subject to any holdover requirements.

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
