Historic country estate with outbuildings and land in a village midway between York and Leeds.

Towton Hall is built of locally quarried limestone under a stone roof. Its timber sash windows are all handmade, double glazed and fitted some four years ago. The house itself has a number of fine period features including window shutters, stained glass, moulding and ceiling roses, fireplaces, oak panelled doors and a staircase with a polished handrail and volute. The front door stands beneath a coat of arms within the fourteenth century tower. This part of the property forms the older part of the Hall which was extended in the eighteenth century and, in modern times, extended further to the rear as well as on the northern elevation where a large garage with annexe above was added in 1996. The property is not listed.

Outside, the discreet, tree-lined, gravelled drive sweeps away from the road to an impressive turning and parking circle in front of the house and garage. A mature bank of trees to the front provides privacy. The house itself is surrounded by some thirteen acres with the gardens and land lying predominantly to the south and west. The parkland gardens have sweeping lawns scattered with a variety of established trees, with a ha-ha separating the gardens from the adjoining pasture land which is bounded by timber fencing and hedging. At the rear, behind the garage, is a secure dog run which is lined on the north with three adjoining outbuildings, one open and two secure. At the far end, wrought-iron, parkland gates open on to the paddock. There is a rear/service drive to the Hall from the Old London Road.

Flat: sitting room, kitchen, 2 bedrooms, bathroom, storage room

More Details - Lot 1 - Towton Hall has versatile accommodation arranged over three floors. Two hallways sit astride a 33 ft drawing room with a deep bay window, corner fireplace housing an open fire and double doors that open to a garden room giving access to a west facing garden terrace. The sitting room, for many years serving as the library, enjoys glorious southerly views across the gardens and grounds. Along with a formal dining room is a 23 ft orangery with a productive fig tree that enjoys an ideal south/west orientation and serves as an informal dining/living space; it opens on to the terrace and enjoys a superb outlook. The kitchen breakfast room has a 4-oven electric Aga with induction hob, space for a family-sized table and three arched windows facing south. On the first floor are five bedrooms and four bathrooms all with high ceilings and deep windows. A staircase rises to the second floor where there is a substantial single room space that defies all expectation. Mirroring the entire dimensions of the second floor and extending into the roof space with the trusses visible, this 64 ft loft space has two windows and two fireplaces. Formerly the servants' quarters it was also very probably used as a safe space for soldiers during the Civil War and now offers enormous scope for conversion, providing a real opportunity to extend the current bedroom/bathroom accommodation.

The double garage is integral to the house, has front and rear up-and-over doors, power, light and plumbing. On the first floor is a two bedroom self-contained flat of more than 1000 sq ft with its own oil tank and heating system.

Lot 3: The Rockingham Arms public house in the village of Towton with a flat above, private garden and car park. Approximately 80 indoor covers and 80 outdoor covers. The manager's flat was fully refurnished in 2021 after a full refit of the pub in 2011. In all 0.4 acres.

History - Towton Hall is a property with a reputation shaped by its connection to the Wars of the Roses and in particular the Battle of Towton that took place in 1461 during which the tide of power turned in Edward IV's favour. Towton Hall's magnificent fourteenth century tower with its wattle & daub walls still stands. In the 1990s the bodies of fleeing Lancastrian soldiers were discovered buried beneath the property and it is believed that soldiers slept in the loft space. Historians are still looking for Richard III's commemorative chantry chapel built soon after the battle, a battle documented as the largest to take place on English soil. Part of Towton Hall dates from 1770 when the First Lord of the Admiralty, Lord Hawke, lived there.

Environs - Towton is a traditional linear Yorkshire village that lies midway between York and Leeds, amidst fine North Yorkshire countryside. A small village with a rural pub, its great strength lies in its location which is remarkably convenient for access to York, Leeds and only five miles from the A1M. The market town of Tadcaster with its many amenities and historic bridge spanning the river Wharfe is home to the oldest brewery in Yorkshire and lies only five minutes' drive away.
