THE PROPERTY:

This fine and roomy family home has been significantly updated and improved by the present owners and is now offered in truly 'turn key' condition!

The modern kitchen has an array of integrated appliances and expansive work surfaces. This impressive room has been made larger by using part of what was the garage (leaving a useful store room accessed via the original up and over door). Both the kitchen and dining room have access to the beautiful part walled garden to the rear.

To the front of the house is a sizeable sitting room with an alcove ideal as a study area.

Upstairs the four bedrooms radiate off a central landing and have views across open green spaces to front and rear. The main bedroom has the benefit of a naturally lit ensuite shower room and the three remaining bedrooms are served by a stylish family bathroom.

The house is opposite a wooded green and has an open plan front with gravelled off street parking for several vehicles.

Local Authority West Oxfordshire (Tax Band E).

SITUATION:

Minster Lovell is a village and civil parish situated on the River Windrush in Oxfordshire, approximately 2 ½ miles west of Witney. Reputedly the region’s most haunted village, Minster Lovell is perhaps best known for the ruins of its 15th century hall, and is divided into three distinct parts: Old Minster, Little Minster and New Minster.

Old Minster includes the parish church, the Old Swan Inn public house and Minster Mill Hotel and picturesque ruins of Minster Lovell Hall. Minster Lovell Hall was built in the 1430s and after several changes of hands the hall was abandoned and eventually demolished in the 18th century, leaving the extensive remains that stand today. The ruins of this 15th century Oxfordshire manor house are situated in a beautiful rural setting beside the River Windrush and include a fine hall and tower.

New Minster benefits from the White Hart public house and a small selection of local shops including Post Office and Convenience Store. Further amenities including an extensive selection of high street shops and restaurants are available in the nearby Witney..

A mainline rail service to Oxford and London Paddington is available from Long Hanborough about 9 miles away with journey times of 9 and 70 minutes respectively. An alternative service to Marylebone (journey time 58 minutes) is available from Oxford Parkway c.15 miles.

    Super-fast: Between 30 Mbit/s and 300 Mbit/s

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on June 26, 2018 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
