Description

Flexible and very well appointed accommodation is provided over two storeys and the house is presently used as a magnificent family home. On the ground floor, the entrance is through a porch into a stunning reception hall with a feature fireplace. Doors lead to a brightly lit and elegant drawing room, a dining room capable of accommodating sizeable house parties and a cosy family / sitting room. There is a wonderful recently installed dining kitchen set over split levels. The kitchen is the heart of this home and is ideally designed for modern living with a range of wall and floor units, various integrated appliances including a four oven electric AGA in the contemporary Heather shade, and a central island with a hard wearing granite worktop. From the kitchen there is access to a prepping kitchen, boot/utility room and home office. The billiards room with authentic fitted bar is the perfect entertaining spot. There is a ground floor bedroom with an en suite shower room which is fully accessible. There are various further ancillary stores and rooms. On the first floor, a split level landing gives access to eleven generously sized bedrooms, two dressing rooms and six bathrooms. The property offers all that one would hope for in a characterful and elegant country house including ornate cornicing and plasterwork, large open fires and tall ceilings, yet following a comprehensive improvement programme by the owners, it also benefits from a wealth of more modern features including high quality bathroom and kitchen fittings.

The Coach House
Located behind the main house is The Coach House, a traditional building which in 2000 was converted into an impressive home in its own right. Constructed of similar stone to the main house, it is currently used as a successful holiday cottage and provides adaptable and very well appointed accommodation over two storeys. Accessed from the courtyard between the two buildings, the ground floor includes a stunning dining hall, a fully equipped breakfasting kitchen with an oil fired AGA, utility room, shower room, bathroom and two bedrooms. Two separate staircases lead to the first floor which has an impressive sitting room with an attractive open fireplace, a principal suite with an en suite dressing room and bathroom, a WC and three further bedrooms. A large workshop can be accessed separately from the courtyard. The flexibility the accommodation provides allows owners to operate either the main house or The Coach House as a successful holiday let, B&B or high quality guest house and still live in considerable comfort.

The Stag Shed
This charming and characterful building has been converted into a cosy bunkhouse and can accommodate up to three people. In addition to the main space is a separate shower compartment and WC with wash basin along with an area for a microwave, kettle and small refrigerator. The bunkhouse benefits from a wall mounted electric heater and three double glazed windows.

OUTSIDE
Glenlivet House is surrounded by attractive and well maintained grounds of approximately 7 acres incorporating extensive gardens principally laid down to grass and surrounded by herbaceous borders, many mature trees and shrubs. Some very pretty beds of shrubs and plants are located throughout the garden and offer a splendid array of year-round colour. A combination of mature deciduous and coniferous trees enclose the majority of the property creating a private and peaceful setting.

Situated at the rear and the side of the property are a range of useful outbuildings. These include a stable block with two loose boxes and tack room, double garage with inspection pit and a garden equipment/log store.

Additional Info

Glenlivet House is a magnificent former shooting lodge set at the heart of the world famous Glenlivet Estate. With far reaching views over open countryside and the surrounding hills, the property is located in a tranquil yet accessible setting on the doorstep of the Cairngorms National Park. The Glenlivet Estate, owned by the Crown, is itself managed to promote the balance of nature and community and the area benefits from this with unspoilt countryside, an abundance of native wildlife and thriving local villages.

Glenlivet House (formerly Blairfindy Lodge) originally acted as one of the shooting lodges on the 40,000 acre Glenlivet Estate, which formed part of the Gordon Castle Estate of the Dukes of Richmond and Gordon. The house dates from the late 19th century. In the 1930s the then Duke gave the whole of the Gordon Castle lands to the Crown in lieu of death duties. After the Second World War, the tenancy of the house and parts of the Glenlivet Estate was held for some years by a Major Waddington (of salmon fishing fame) who took parties of Americans and others to enjoy the local grouse shooting. Thereafter the house was sold by the Crown Estates as being surplus to requirements and it has been privately owned ever since. At one time the property operated as a country house hotel and more recently for high quality vacation rentals.
