This Grade II listed property, also known as 'Hays Cottage', was rebuilt after the fire of Bradninch in 1832, and is believed to be built of stone and cob, externally rendered, with a slate roof. A few original features remain, including a large fireplace in the sitting room, with an oak mantel beam over. This would lend itself to housing a wood burner (subject to building regulations and planning consent, if required). The second bedroom also has an attractive Victorian fireplace in one corner.
The cottage is comfortable, with gas central heating and some new carpet, but is in need of some updating, notably the kitchen. It offers a great opportunity for the buyer to create a lovely home in their own taste, whilst retaining its inherent appeal.
On entering the cottage, the spacious accommodation comprises a large sitting/dining room, and to the side, a door to the kitchen, which is more than functional but dated. The kitchen overlooks and has a door to the initial, courtyard part of the garden. Stairs lead from the corner of the kitchen to the landing, with a hatch and ladder to the roofspace. From the landing, there are three generous bedrooms and a bathroom, fitted with a white suite with a shower over the bath.
To the rear of the cottage, there is a large garden, arranged in a series of gently sloping terraces, principally laid to lawn with some established trees. This was previously used as a vegetable garden but would also be ideal as a sitting area or site for a summerhouse or studio, with commanding views across the village and rolling countryside beyond.
To the rear of the property, and that of the neighbouring cottages, a path provides pedestrian access to the street.
On street parking is available on an informal basis.

Bradninch has a good range of local amenities including a Spar convenience store and post office. Exeter, the M5 motorway and rail links (Paddington in c. 2 hours) are all within easy reach, so the town is ideal for those wishing to commute. The bus stop is close to the cottage, with regular services to Exeter and around Mid Devon.

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on July 14, 2022 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
