Property description & features

  • Tenure: Freehold
45 Stour Street is in a small row of Georgian townhouses, on this popular residential street with plenty of character on the edge of Canterbury City Centre and within walking distance of Canterbury West station.

Set over three floors this property has original character and has been sympathetically modernised to provide a home ready for the next occupant to move straight into.

Enter into the stylish sitting room and appreciate the light and airy space from the windows and traditional high ceilings, then close the window shutters and light the solid fuel burner for those cosy nights in, two recessed areas to both sides of the Chimney breast give room for shelves and cupboards.

Go through into the hallway which has a downstairs wc and then onto the kitchen/dining area which has a range of integrated appliances and plenty of traditional light coloured cupboards and a gas hob. The floor is tiled and there is a window overlooking the pretty courtyard garden and a back door, made of wood and glass to bring light into this area.

On the first floor is a double bedroom which overlooks Stour Street and a second bedroom to the rear of the property, there is also the family bathroom with bath, with wall mounted shower and tiled floors.

On the second floor is the main bedroom and there is the luxury of a large and enviable bathroom/w.c with its centrally placed bath tub, separate shower and plenty of wardrobe space.

The pretty enclosed garden provides a wonderful space for entertaining, the area is edged with gravel and plants are climbing up the fence, there is also a bike store/storage area and access to a private parking area at the rear, through the gate.

Within the City walls Stour street is on the edge of the City Centre. Just a few minutes’ walk and you are in the heart of Canterbury with its imposing Cathedral and wide choice of amenities including a large range of High Street shops alongside independent retailers and many restaurants, pubs, leisure facilities and the popular Marlowe Theatre.

In Canterbury there are an excellent selection of both state and independent schools, along with two main Universities, and two mainline railway stations. The Kent and Canterbury hospital and Kent County cricket ground are nearby and there is a good bus service around Canterbury.

Canterbury offers a regular rail service to London Victoria, Charing Cross and Cannon Street and the high-speed rail link connects with Londons St Pancras from Canterbury West station in just under one hour.

Ashford International station and the Channel Tunnel at Folkestone are both about 14 miles away and provide regular shuttle services to the continent, whilst the A2/M2 motorway provides good access to both London and the Channel port of Dover.

OnTheMarket may have applied supplementary data to this property listing, including:

Broadband availability and predicted speed: obtained from Ofcom on December 20, 2021

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on December 22, 2021

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on April 16, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.

    *Call rate information

Calls to 0843 numbers will be charged at 4p/min from BT landlines. Calls from other networks may vary, and calls from mobiles and outside the UK will be higher. Calls to local numbers beginning with 01, 02 and 03 numbers will incur standard geographic charges from landlines and mobiles.
