Property description & features

  • Tenure: Freehold
Built circa 1903, this pretty London terrace sits in the quiet enclave of Brixton Hill, between Herne Hill and Clapham. With five bedrooms and voluminous reception spaces spread across three floors, the house spans some 1,419 sq ft internally. A 100 ft landscaped garden is perfect for entertaining, and there is access to Bourke Close via a private entrance at the rear. Wonderfully located, the house is within walking distance of Clapham Common and Brockwell Park and has excellent transport links to central London.

Setting the Scene

Constructed during a wave of development in south London following the advent of the railways, Kingswood Road forms part of a fine Edwardian terrace. Over time, the current owners have lovingly renovated the home; modern interventions, such as the marble-topped kitchen and wood-burning stove, have been sensitively combined with a selection of original features, such as decorative cornicing, ornamental door surrounds and original fireplaces. For more information, please see the History section below.

The Grand Tour

Entry to the house is via a covered porch topped by a wonderful mascaron corbel. The main entrance hall has been finished in neutral shades of white, maximising light and setting the tone for the rest of the house; original painted floorboards run underfoot. To the right, a large living and dining room is flooded with natural light from the bay window overlooking quiet Kingswood Road. An open fireplace with a wood-burning stove creates a focal point, and the current owners have introduced period-appropriate cast-iron radiators.

Leading on from the main reception space is the open-plan kitchen. Here, cream wooden cabinetry is topped by hardy marble and splashbacks are finished in white subway tiles; open shelves for crockery and plates add extra storage. The original fireplace has been opened to provide space for an oven, and the room has access to the rear garden via a floor-to-ceiling bay window with French doors. At the very rear of the plan is a useful utility room and a separate guest WC with a shower.

On the first floor, the primary bedroom is currently used as a grand sitting room; finished in white, with splashes of dusky blue in the alcoves, the room has a marvellous Gothic fireplace with an original grate and tile-inserts. Adjacent to the sitting room is a large bedroom overlooking the garden, with built-in wardrobes and an original fireplace painted 'Dusky Pink' pink by Little Greene. A large family bathroom also sits on this floor overlooking the quiet back garden, adding an air of tranquillity. It has a claw-foot bath and is finished with subway tiles and geometric patterned flooring.

An original stained glass window looks out over the garden next to the staircase leading to the second floor. On this level are three further bedrooms, two of which have original fireplaces. The smaller of the three is currently used as a peaceful study and studio space.

A long cellar on the lower-ground floor is currently used for storage.

The Great Outdoors

A pretty front garden sits in front of the house and has established planting, creating a wonderful welcoming atmosphere. At the rear is an unusually long, 100 ft garden, divided into three distinct spaces; a tiered decking area for formal entertaining, a stretch of lawn and a fenced square to the rear, which has separate access to Bourke Close. The garden is bordered by deep beds planted with mature trees and shrubbery.

Out and About

Peaceful Kingswood Road is a short walk from the plethora of amenities Brixton, Clapham and Herne Hill have to offer. Nearby Brixton Village, Market Row and Acre Lane are all highly recommended destinations. The Ritzy Cinema, Electric Brixton and Brixton O2 Academy are much-loved institutions. Newly opened is The Department Store, a superb renovation of the 1877 Bon Marche building that now houses collaborative workspaces, a Pure Vinyl record shop, a community Post Office and Canova Hall restaurant and bar.

There are a variety of transport connections within easy reach of Arodene Road. Buses run across the city from Brixton Hill, while the Victoria Line at Brixton Underground offers speedy connections to central London, with trains running every two minutes, reaching Oxford Circus in 14 minutes.
