A PICTURE PERFECT COUNTRY COTTAGE IN A GLORIOUS SETTING ON THE EDGE OF THE WAREHAM FOREST

This picturesque listed cottage could well described as the typical Dorset type, with its charming white painted elevations under a good thatch roof. Fancy’s Cottage was purchased a few years ago by our clients and it has been comprehensively re-furbished and extended so that it now combines warm period character with the best of comfortable modern living. The accommodation is neatly presented, extends to about 1,500 sq ft and comprises a generous entrance hall off which there is a useful utility/boiler room and an inner hall through to the living room with French doors to the garden and a large lantern bringing in extra light. Double doors open through to the dining area with a bay window over looking the front garden and a door through to the well fitted modern kitchen. In all there are four bedrooms, two generous doubles and a large family bathroom upstairs and two further guest rooms and a shower room downstairs. As part of the refurbishment the house was re-wired in 2022 (incl. appropriate smoke and heat detectors) and the heating was upgraded and a new boiler installed in 2021. The front and rear roofs were separately thatched in 2008 and 2012 respectively. An enclosed garden of about ½ acre, with good outbuildings all add to the appeal of this charming cottage in a great location with almost direct access to the Wareham Forest.

From the private lane, tall timber gates (electric) open onto a gravel courtyard in front of the cottage with plenty of parking, and at the far end a substantial detached double garage with attic storage. Beyond this the lovely cottage garden is largely laid to lawn with old fashioned borders interspersed with a variety of shrubs and hedgerow plants. Facing south and west there are lots of seating areas and a large paved terrace at the end of the cottage that are in the sun throughout the afternoon and evening. A paved path leads around both sides of the cottage and across the terrace to a very useful timber workshop that might be converted into a small annexe (subject to consent).

Fancys Cottage is enviably situated down a quiet private no through lane within walking distance of the pub in Holton Heath and a short drive to the village shops in Sandford. A wider range of services and amenities are available in the nearby charming Saxon quayside town of Wareham, and the shopping centre, supermarkets’ and retail parks of Poole are about the same distance in the other direction. The cottage is perfectly placed for all sorts of country pursuit, water sports and outdoor activities with direct access via local footpaths to Wareham Forest. Wareham itself is often referred to as the gateway to the Purbecks and from here there is easy access to Poole harbour, the beaches at Studland, Swanage and Lulworth and the wonderful walking along Dorset’s renowned Jurassic coastline, now world heritage area. For commuters there is easy access along the A352 to Dorchester and Weymouth, and the A351/A35 to Poole and Bournemouth, and via the M27 on to Southampton and Portsmouth, and the M3 up to London. The nearest station is just over a mile away in Holton Heath.

Services: Mains water, gas and electricity are available at the property. Gas central heating and water (new boiler 2021) Private drainage (septic tank).

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on April 4, 2023

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on July 1, 2022 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
