  • Two reception rooms
  • Plenty of potential with scope for a family/garden room and fourth bedroom

OVERVIEW This is Merrydown, a three-bedroom detached house enjoying a good-sized plot and not overlooked! This property enjoys a substantial front aspect - larger than most and a size usually found on much higher priced properties!

Merrydown is a home with character, warmth, and huge potential!

The hallway retains the original herringbone floor which continues throughout the reception rooms. We think you will like the timber turning staircase which is certainly a feature of this lovely home and offers a pleasing front garden outlook along your way upstairs. There are two back garden facing reception rooms with the dining room opening into a conservatory where you can enjoy your garden all year round. The lounge benefits from a rear facing bay window and a front garden facing window. Both work very well in drawing in the natural light!

The kitchen is waiting for your personal touch and there is space for an American fridge freezer to the right-hand side upon entry from the hall door. There is also convenient access to the side aspect and a good-sized pantry with window and light.

Moving onto the first floor and bedroom two comes first on your left. It is a single bedroom with a timber wardrobe and a front garden outlook. There is also a sitting area on the landing and a storage room. The master bedroom and bedroom three both have pleasing outlooks over your garden to wake to. The bathroom comprises of a deep panelled bath and basin and the w/c is in a room by itself in what is arguably a convenient arrangement. Both require modernising but will certainly look great when done.

Timber fencing marks the boundaries and the beauty of this garden is in it not being overlooked. Perhaps you will take advantage with a larger family/garden room with bi folding doors onto your lovely new garden. Built into the back portion of the garage is an L shaped storage room and separate w/c.

Merrydown really is a lovely property with so much potential and if you were to view then we think you will agree.

THE WAVERTON LIFESTYLE Merrydown is ideally placed a couple of minutes walk from the Waverton "Good" rated primary school. A little further and over the picturesque canal bridge, which is also pleasing when illuminated at night and you will find a substantial One Stop village store, a Doctor's surgery, pharmacy, post office, a delicatessen, excellent fast food and hairdressers.

About 10 minutes further along Brown Heath Road to the cross roads is the excellent "The Plough" gastro pub and about a fifteen minute walk along the canal and you will arrive at the popular waterside Cheshire Cat Inn. Both have excellent menus, quality drink and a warm welcome guaranteed!

The Shropshire Union canal towpath is a few minutes' walk from home and is ideal for pleasant walks, jogging or cycling. There is a village green to the side of the canal and a playing field with Children's play park behind where the annual fun run finishes and the village fete is held.

The 'Outstanding' Christleton high school with 6th Form College is approximately 20 minutes' walk from home, either along the towpath or the country lanes. You will also find the excellent Ring O Bells in the heart of the village and the picturesque duck pond a little further where there is a further play park.

There are a number of excellent leisure facilities that include award winning country clubs and spas at Rowton Hall Hotel, The Ramada and "The Club and Spa" at The Hilton. There are a variety of sports clubs and golf courses within a short drive such as the excellent Eaton and Vicars Cross Golf Clubs. The renown Carden Park is an amazing complex with a hotel, spa and two courses – one being a Jack Nicklauss championship course - one of only five in the country and just a 20 minute drive!

And if water sports are your thing then Manley Mere offers wind surfing and small boat sailing. There's also a water obstacle course and café. Bickerton and Delamere Forests are about a twenty minute drive.

The A51 and A55 are five minutes away, the A41 just a couple, yet far enough away not to be heard. The City and railway station can be as little as a ten-minute drive, Manchester and Liverpool airports often in under forty minutes and the North Wales Coast in approximately an hour, making Merrydown a strong contender for your next home.
