The Story
From their attractive home at Agincourt, the current owners can walk to Ascot High Street to go shopping or to the station if they wish to head into London. Their home is close to good schools and enjoys access to beautiful countryside and magnificent parkland. "It was very appealing to us to be able to walk to Windsor Great Park from here," one of them recalls. "I also walk into Windsor itself through the park sometimes in the summer months, which is just wonderful. Then, if we go in the other direction, we can get to Ascot Heath behind the racecourse: this is another lovely place to go walking. Agincourt was built opposite open fields and therefore has a very rural feel yet at the same time we are just 10 minutes' walk from the town centre and have everything we need within walking distance."
Flexible Living
It was 19 years ago now that the couple moved to the elegant townhouse within the exclusive gated development. Set back by a driveway and immaculate front garden, the modern property offers well-designed accommodation across three storeys. "Although most of the time there are just two of us living here, this is a house that can also spring to life and accommodate our family and friends when they come to stay. There is ample space for our children and grandchildren at Christmas and other holiday times and it is a house that works very well when we are entertaining."
Light & Airy
At ground-floor level, the property comprises an entrance hall, shower room and cloakroom, utility room and sitting room or bedroom. There is also access to the integral garage via an internal door. The sitting room or bedroom has French windows on to the pretty courtyard garden, where there is an abundance of mature shrubs. It is a light, airy space, which has proved to be exceptionally versatile. "We use this room as a day room and enjoy having the doors open when the weather is fine," he observes. "It can also work very well as a bedroom, however, especially as we also have a ground-floor shower room."
Bright First Floor
The floor above is also cleverly laid out, with a large drawing room opening into a dining room, with French windows on to a Juliet balcony. "Because these rooms are at first-floor level they are very light - my wife particularly likes this arrangement." The kitchen is on this floor too, along with a useful study. "Having the kitchen leading into the dining room and the dining room adjoining the drawing room is ideal for entertaining." The top floor of the house features the three remaining bedrooms and two bathrooms. One of these is a family bathroom; the other is en suite to the sumptuous master bedroom. "The beauty of having the space arranged like this is that it is very easy to keep tidy and to just open up and use certain parts of the house as and when they are needed," he adds.
Beautiful Gardens
The well-maintained garden becomes like an extra room in the house in warmer weather. The French windows can be kept open and there is an easy flow out from the sitting room. "We are very lucky here because we have this lovely private space for our own use, but we also have beautiful communal gardens, which are attended to on a weekly basis by a gardener who has been here for a number of years. We also benefit from having lots of parking for visitors, as well as our own private driveway and garage."
Setting the scene
The property at Agincourt enjoys a private driveway providing off-road parking and leading to an integral garage. A stretch of lawn and some border planting brings greenery to the frontage. To the rear, the house opens on to an exquisite courtyard garden. This has been designed to be low maintenance and to offer space for outside dining, entertaining and relaxation.
Within easy reach
The mews development at Agincourt, which is approximately 29 years old, is a pleasant and friendly place to live. Residents enjoy their privacy yet there is a good community spirit, according to the owners. "There are many nice people living here, some of whom have become our very good friends," he says. "I think we will miss this location when we leave." They will also miss the convenience of being able to stroll to the station to catch a train into London to go to the theatre or an exhibition. "I will also miss being close to Ascot Racecourse," he admits. "I like the excitement of Royal Ascot week, sitting out in the garden and imagining I can almost hear the horses."

Broadband availability and predicted speed: obtained from Ofcom on December 24, 2021
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on December 24, 2021
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on May 17, 2019 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
