A beautifully presented modern country home set on a quiet country lane amidst a beautiful rural part of North Herefordshire that provides excellent accommodation and equestrian facilities.

A gated driveway leads up to the front of the house connecting in with a second driveway that provides more direct access to the yard, stables and paddocks.

With stone floors running through the ground floor, the front door opens into the L shaped hallway with access to the drawing room, study and to the kitchen / dining / family room that is to the rear of the house. The drawing room has a wood burning stove on a raised hearth and has French doors opening onto the garden at the terrace and garden to the rear. The study was planned to be usable as a fifth bedroom on the ground floor with an ensuite shower room which is also accessed from the main hallway. The kitchen is fitted out with a range of units including a built-in pantry cupboard and has a central island with breakfast bar. There is space for a dining table and sofa with doors again opening onto the terrace and plenty of windows allowing views to the stable block and up into the paddocks.

Upstairs is a superb main bedroom with en suite shower and bathroom as well as built in wardrobes. There is a further guest bedroom with ensuite shower and two further bedrooms that share the main bathroom.

Garden and grounds
To the front of the house, the driveway sweeps to the house through lawns and has parking in front of the house for a number of cars with a large open fronted carport and garage / workshop. To the rear of the house, enclosed by parking railings, is terrace, lawn and borders. The driveway continues into the yard at the rear where there are three stables and a hay store with the yard opening into the paddocks, within which is the fenced Manege of 40m x 20m which has a flexiride surface. There are two paddocks that slope gently back to the yard and extend to about three acres of grazing.

The hamlet of Eyton is found along a quiet country lane in this beautiful part of North Herefordshire, just two miles north of Leominster and being well placed also for the historic market town of Ludlow. Many historic old houses are nearby such as Croft Castle, Berrington Hall and villages of interest such as Kingsland with facilities with a wider range in Leominster itself. There are many excellent walks in the area and a good network of public footpaths and bridleways to use.

Directions
From Leominster take the B4361 and follow this road for approximately 0,8 miles miles before turning left into Croft Lane. Follow this lane for about 1.7 miles where you will find the gates to the driveway on your left.

OnTheMarket may have applied supplementary data to this property listing, including:

Broadband availability and predicted speed: obtained from Ofcom on March 24, 2023

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on March 24, 2023

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on May 26, 2016 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.

    *Call rate information
