Brick and flint farmhouse with views to Kingley Vale.

Description

Welldown House is a charming, extended flint farmhouse featuring self-contained annexe accommodation. We understand that the property was constructed in 1850 and was part of the Goodwood estate until the 1970s. Welldown House is approached via a sweeping driveway with a tennis court to one side along with further land, to a parking area to the front. To the rear is enclosed forming a large courtyard style garden.

The house features versatile accommodation with the original house occupying an entrance hall with guest wc leading to a large sitting room overlooking the rear garden. A large study links to the sitting room having been previously extended in a timber frame, single storey manner which also benefits from an outlook across the lawn. To the first floor are three original bedrooms and a bathroom and the principal bedroom suite has been formed as a result of the extension and enjoys sensational views up to the South Downs across open farmland.

To the other side of the downstairs sitting room, a highly attractive, vaulted kitchen forms the link to the remaining ground floor accommodation which consists of a utility room, playroom and two ground floor bedrooms sharing a shower room.

Externally, the garden and the grounds as a whole amounting to 2.84 acres form a wonderful and very complete family home. Of note is the beautifully presented, self-contained annexe as well as an open sided single storey barn overlooking the rear garden and leading to a separate office room away from the main building. The land extends to the west incorporating a lightly wooded area and a public bridleway can be accessed directly leading across the fields to Kingley Vale.

Location

Located between the villages of Lavant and Chilgrove, with its highly regarded pub, ‘The White Horse’. It is surrounded by some of the prettiest countryside in West Sussex and yet within easy reach of Chichester, Goodwood and several local schools including Oakwood and Westbourne House. The neighbouring countryside offers a varied choice of footpaths and bridleways providing access to some of the prettiest countryside in the county including the nature reserve of Kingley Vale. Nearby Goodwood is internationally known for its famous racecourse but also provides a private country club with tennis courts, squash courts and 18-hole golf course. The annual Festival of Speed is held there and has become a prominent international event, as has the Revival of its historic motor circuit, celebrated with a 3-day event each year. The airfield close to the motor circuit also provides facilities for private aircraft. The cathedral city of Chichester is about 4 miles away and provides a comprehensive range of shopping amenities arranged partly within its pedestrianised centre, dominated by the Norman cathedral and its ancient city walls.

The nearby West Sussex coast provides many other attractions on The Solent and there are a number of well-known sailing clubs, most notably at Bosham and Itchenor, together with Chichester Marina at Birdham. The National Trust reserve of East Head and its adjacent beaches are some of the most charming areas of coastline in the south of England, with facilities for yachting, windsurfing and kitesurfing. Communications in the area are excellent with the mainline station at Chichester providing a regular service to London Victoria, Gatwick and other towns and cities along the south coast. The A3 provides good access to London and via the M25 to Heathrow, with the M27 leading to Southampton Airport and the West. All distances and journey times are approximate.
