Olivers Estate Agents are proud to offer this lovely 3 bedroomed family home in the beautiful area of Rye Harbour.
The location of this lovely house couldn't be better for Watersports enthusiasts, Bird Watchers or Walkers as its proximity to the boat launches, Nature Reserve and huge open spaces provides the opportunity to be as active or laid back as you choose depending on your mood.

The property itself is presented very nicely and clean, ready to move into but could do with a little bit of updating and decorating to add your own style and personality.

As you enter the property from the front gate it has a small garden and path area that leads up the side of the house into the back garden or into the double glazed porch/boot room perfect for hanging your heavy coats and muddy boots after enjoying one of the many long walks available locally.

The porch opens into the comfy lounge area (14. 4" x 13' 6" or 4.37m x 4.12m) complete with lovely bay window and feature fireplace.

From the lounge you walk down a hallway towards the rear of the property past the stairs that lead up to the bedrooms and bathroom and into the Kitchen Dining area (11' 9" x 10 6" or 3.57m x 3.21m) The kitchen is fully fitted with nice shaker style cupboards and storage, seperate electric oven and hob and nice warm light wood effect worktops and flooring.
Leading on from the kitchen is the seperate Utility room (8'10 x 6'0 or 2.68m x 1.82m) that houses the NEW boiler and washing machine and all important downstairs WC.

If you continue onwards toward the rear of the property you enter into the second sitting room/sun room (12'8 x 10' 0 or 3.86m x 3.05m) this room enjoys lots of natural sunlight and lovely views out over the garden and towards the Martello tower thanks to the double outward opening UPVC French doors. Adjacent to the sun room is another small porch/boot room which ideal if you choose to access the property from the rear entrance.

Upstairs you walk past the fitted stair lift (which can be removed if required) and onto the landing, the Largest of the 3 bedrooms is Bedroom 1 (11'1 x 11'6 or 3.64m x 3.52m) located at the front of the house this room enjoys two UPVC windows which let a lot of light in and plenty of cupboard space.

Next to the bedroom is the good sized family bathroom (8'5" x 9'5" or 2.56m x 2.97m) fully tiled in white and complete with white bath, basin with storage cupboard, low level toilet and corner shower and cubicle.

The next bedroom is bedroom number 3 (8'5" x 9.9" or 2.56m x 2.97m) it is the smallest of the three bedrooms and could easily be used as home office of similar if needed.

The last bedroom at the rear of the property Bedroom 2 (12'8" x 10'0" or 3.86m x 3.05m) enjoys far reaching views towards the harbour and nature reserve and has its own built in cupboard for extra storage.

All of the gas to the property is supplied by propane bottles and the whole house enjoys UPVC double glazing throughout. The use of solar panels to generate power is becoming very popular in the area as a more environmentally sustainable and cost efficient option and this property faces in the perfect direction to utilise this option should you choose.

Outside: the rear garden is a lovely mix of lawn and patio, perfect for entertaining during the hot and balmy summer days and nights. The lovely little summerhouse is very versatile and could provide you with simple extra storage or even accommodation for friends or family when they sleep over in the summer months,

The rear gate at the property also provides direct access the free large car park and would be ideal for any budding boat owner or kayaker to walk to the purpose built launch ramps at the harbour just a few hundred meters away.

Some Information about Rye Harbour Rye’s Hidden Gem of a village.
Olivers Estate Agents would like to introduce you to a small hidden location within a couple of miles of the citadel of Rye this underrated and beautiful location is the quaint and secluded village of Rye Harbour where you can enjoy the perfect blend of quiet village life mixed with a plethora of amazing activities right on your doorstep and at prices that are considerably lower than Rye town itself.

Rye Harbour was first Established in the early nineteenth century during the Napoleonic war to house a company of dragoons and still has one of the original Martello Towers used as defensive sea fort during that period.
Because of its prime coastal location Rye Harbour provides direct access to the water giving you the option to head up the estuary towards Rye and past the growing colony of grey and harbour seals or out into Rye Bay and the English Channel, making Rye Harbour the perfect location for water sport fans, boat owners or kayakers alike.
The area is home to the local RNLI, a fantastic pub aptly named William the Conqueror, local village shop and quaint café. The village has a very strong sense of community spirit and is very hospitable but without being too cliquey or claustrophobic this probably because of all the amazing open spaces and walks that surround the village including the Rye Harbour nature reserve which stretches for miles up the coast and is a must for budding bird watchers or dog walkers.
Because the village was previously known as an area prone to flooding before the Environmental agency fixed the sea defences the property prices have remained very reasonable but that won’t last for long as more and more people are starting to realise how much of a hidden gem Rye Harbour really is and taking advantage of its lower property prices before its too late.
