Description
This wonderful property is set on the hillside in Harleyford, surrounding by parkland gardens and mature woodland that meanders down to the river Thames waterfront.
Comprising excellent accommodation and a flexible layout, laid out of two storeys with outside space to both - a large terrace to the ground floor and two decent size balconies to the first floor larger bedrooms. The property has been extensively refurbished by the current owner and meticulously cared for since, providing a living environment that belies its external 'lodge' vernacular.
A bright entrance hall leads through to a large open plan living and dining space, in turn opening to the beautifully appointed kitchen with island breakfast bar. A separate 24ft sitting room, a utility room and shower room complete the ground floor. To the first floor are three bedrooms and two bathrooms, each comprehensively appointed. The bedrooms are a good size and feel particularly spacious, the vaulted ceilings providing great volume. There are large balconies to the main and second bedrooms, and each has fitted wardrobes.
To the rear there is a full width patio terrace overlooking the grounds, whilst to the front are six parking spaces. External storage attached to the home provides space for sports equipment.
Location
Harleyford is a highly regarded privately owned marina and golfing estate with the centrepiece being a handsome Grade-I listed Georgian Manor House designed by Sir Robert Taylor in the late 1740s. The river Thames flows through the estate giving residents and members access to the Thames Path, with Marlow town centre being a pleasant stroll along the riverbank.
The estate itself ideally blends rural idyll with near-town convenience, providing a perfect leisure lifestyle with the dining and entertainment facilities at Marlow and Henley-on-Thames being on the doorstep. The Donald Steele designed 18-hole golf course at Harleyford is well designed being challenging yet highly enjoyable, the course winding through the landscaped estate. The club house provides dining and bar facilities, whilst on the river is an award winning marina.
Being situated in a designated Area of Outstanding Natural Beauty and a registered English Heritage site, the estate is naturally pretty, topographically interesting, and beautifully maintained. Security is great with a manned and gated entrance to Henley Road, providing ideal peace of mind for residents and particularly those who use the lodges less frequently.
Within the estate are a number of privately-owned country lodges, of which 3 The Grove is a superb example - an impeccably presented and unique 'double lodge' of over 2,200 sqft.
The historic market towns of Marlow and Henley-on-Thames lie just along the river and offer a superb range of retailers, with an eclectic mix of local independent and national retailers. There are numerous bars, cafes and restaurants dotted around the towns offering destinations for any occasion.
For commuters, both Marlow and Henley have train stations linking to Paddington (via Maidenhead) and the M40 and M4 motorways are accessed from the A404(M) which pass by. Crossrail/Elizabeth Line is now operating from Maidenhead and will provide fast commuter services to the City.
Marlow High Street- 2.3 miles (driving A4155) and 2.3 miles (walking the river Thames path), Henley-on-Thames - 6.2 miles, M40 Junction 4 - 5.2 miles, M4 Junction 8/9 - 8.8 miles.
Please note all distances and timings are approximate.

Broadband availability and predicted speed: obtained from Ofcom on April 7, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on April 7, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on September 11, 2020 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
