An enchanting grade II listed four/five bedroom cottage bursting with period features including rich exposed beams, ingle nook fireplaces, intricate wooden windows, original panelling, and stripped floorboards. Enriched in history this 17th century semi-detached property was once a popular public house of Boughton village called the Ship Inn.

The current owners have embraced the character of this home with stylish furnishings, bespoke joinery, and elegant décor, alongside installing additional energy efficient improvements. There is over 1700 sq. ft of beautifully appointed and extremely versatile accommodation which includes a converted cellar, splendid garden room and study/guest bedroom found on the ground floor.

The main front door opens into a lobby area which has plenty of room for shoes and coats, this in turn leads to a splendid kitchen breakfast room with quarry stone tiled floor and internal windows that open out onto the garden room.

The kitchen has bespoke units finished with solid oak work tops, stylish metro tiles, a ceramic sink and plenty of space for free standing appliances.

The garden room has been configured as a reading and art room which looks directly out onto the landscaped south facing rear garden through the wooden framed floor to ceiling windows and doors. There are steps rising to an additional reception room which could be used as a guest annexe as it has access to the garden and its adjacent to a well-appointed shower room.

The sitting room has seen a significant amount of craftmanship and is brimming with character. The current owners have restored the original floorboards, replaced the original front door with a handmade replica, refurbished every window and dressed them in contemporary shutters. The exposed brick fireplace with oak bressummer encompasses a wood burning stove and sits nestled between two latch key storage cupboards.

From the sitting room there is access to the cellar, which is a beautiful, beamed room with an original brick flag stone floor and a built-in wooden steps that lead to a sash window which also opens as a little door. The room is currently used for storage but could easily become a bedroom or perfect as a childrens play den.

As stairs ascend to the first floor there is a striking cast iron fireplace on the stairwell, the hallway has built in seating as well as a quirky reading nook and leads to three double bedrooms and a well appointed family bathroom.

OUTSIDE:

The south facing walled garden has patio stones laid directly off the garden room whilst to the left there is raised decking accessible from the guest room/office. A brick pathway runs to the shed at the rear of the garden where there is another seating area. A new gate has been installed and offers access to communal allotments and an area where the owners have a log store.

SITUATION:

Boughton-under-Blean is five miles east of Faversham and five miles west of the bustling cathedral city of Canterbury. It has an extremely long main street with scores of old buildings either side and is a designated conservation area.

The village benefits from a primary school, a post office, hairdressers, several churches, and a village store. There are a range of pubs and restaurants, and it has a real community feel. It is situated next to Blean Woods which have been designated a Site of Special Scientific Interest and cover more than eleven square miles.

Boughton is close to the A2, which gives easy access to the motorway network, London and coast bound. Its neighbouring village Dunkirk has a new village hall, a garden centre, a pub and farm shop. The villages are closely linked and have a real community spirit.

The nearby towns of Faversham and Canterbury offer a wide choice of secondary education, leisure amenities and excellent shopping facilities along with mainline train stations with the high-speed link to London St Pancras. Faversham has the renowned Queen Elizabeth Grammar School, whilst Canterbury offers a selection of both state and private schools, and three universities.

The seaside town of Whitstable, famous for its seafood and annual oyster festival held at the vibrant harbour and picturesque quayside, also has a variety of shops, boutiques and restaurants, a good selection of primary and secondary schools and excellent leisure facilities and is 8 miles away.
