Description

Badger Wood represents a rare and exciting opportunity to purchase a good size block of mixed land with good outbuildings in a sought after area. Over the years the current owners has improved the property connecting electricity and water, new fencing, improvement of tracks, erecting two quality general purpose outbuildings and maintaining the pastureland and woodland.

The land extends to about 70 acres (stms – subject to measured survey) and comprises productive pasture fields for cropping and grazing and areas of woodland comprising a mix of deciduous and evergreen trees. Some of the woodland is classed as ancient woodland. There is about 44 acres (stms) of pasturefields and about 26 (stms) acres of woods etc. The land is accessed off the council road over a concrete road that it has a right of way over. It is classed as a private means of access for use at all times and for all purposes by the owners of the land. The concrete road has been built to a civils standard and is owned and maintained by the Highways Department (primarily for access to a drainage pond (marked by a blue boundary on the land sale plan) collecting water run-off from the A40 road to the south. From the concrete road the property has its own network of tracks that connects the fields and two outbuildings.

The Outbuildings
There are two excellent outbuildings on the land that have been constructed by the owners. The larger one to the north is an attractive barn built in an ‘American farm barn’ style. This barn is on one floor and has electricity, mains water, concrete floor, roller doors at both ends of the building for ease of access for machinery. It has CCTV and an alarm which links via sim/phone to a chosen number if activated. The second outbuilding to the south was also constructed by the owners. It is fully insulated and has electricity, mains water, concrete floor and insulated electric roller door. There is a flight of stairs leading to a first-floor area. Again this building has CCTV and an alarm which links via sim/phone to a chosen number if activated. Both barns are perfect workshops and ideal for housing machinery, livestock, feed etc.

There are two also two static caravans on the land, one by each barn. They are both connected to mains electricity and water. The one near the larger American barn is in better condition and well set on the edge of the woods. It has views over the land to the front and looks into the woods at the rear. It is insulated and double glazed, with wood burner etc and is useable.

Location

The land is situated near the hamlet of Canaston Bridge that merges into the pretty village of Robeston Wathen in Pembrokeshire. Local road connections are excellent with the A40 providing quick access to neighbouring towns with the large shopping and county administrative town of Haverfordwest being only about eight miles to the west. This town also offers national railway services and an airport.

The popular smaller shopping town of Narberth is only about three miles to the southeast with its array of independent shops, cafes and restaurants. Carmarthen and the A48 M4 link road is about 23 miles to the east connecting you with the rest of south Wales (Swansea about 50 miles and Cardiff about 89 miles) the Severn Bridge and into England.

Overage

Basic Payment Scheme (BPS)
