A beautifully presented, and deceptively spacious, three-bedroom house, situated on the edge of Wadhurst village in the High Weald of East Sussex.

Description

12 Great Durgates Close is a wonderfully deceptive, three-bedroom middle terrace, that was built in 2007 as part of an exclusive development by Daniel Homes. Situated on the edge of Wadhurst village in the High Weald of East Sussex, 12 Great Durgates is only a short walk to Wadhurst High Street (Approximately 0.7 miles) which offers a range of local shops, including a butcher, delicatessen, hairdressers, florist, two supermarkets, pubs, cafes and restaurants, whilst also being a short drive to Wadhurst station (approximately 0.8 miles) offering mainline services to Charing Cross and Cannon Street from 1 hour and 3 minutes.

The property has been thoughtfully designed, presenting light, spacious, and well-proportioned accommodation throughout. A good-sized dining room is located at the front of the property with views to the Close, which could equally be used as a home office to meet todays work-from-home requirements.

To the rear of the property, both the sitting room and kitchen benefit from half-pitched ceilings with skylight windows filling the room with light, and French doors that open to the rear garden. The sitting room has a gas fitting to the left wall, giving the opportunity for a feature gas fire to be installed.

Fitted with tiled floors, shaker-style units, and granite worktops, the kitchen has a range of integrated appliances including a fridge/freezer, electric oven and microwave, washing machine, dishwasher, and a gas hob with an extractor above. There is also plenty of space for a dining table, replacing the requirement for a dining room or offering a more informal dining setting. From the entrance hall, there is a downstairs WC, a generous under-stairs cupboard, and access to the integral garage.

Upstairs, the galleried landing offers access to all three bedrooms and the family bathroom. The principal bedroom has a dormer window looking out to the Close, decorative coving, and benefits from built-in wardrobes and an en suite shower room.

There are two further double bedrooms, both filled with natural light. The family bathroom, with tiled floors, a sink basin, WC, and a bath with a shower above, completes the accommodation.

To the front of the property, there is a small garden mainly laid to lawn with a flower bed, a garage that provides parking for one vehicle, and a driveway that provides a second parking space. There is further parking available on the close. To the rear, fencing marks the boundary with the garden being mainly laid to lawn. There is a small terrace access from both the French doors in the kitchen and sitting room, and a shed to the rear of the garden with electricity and lighting.

Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on September 20, 2022 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
