Description

Cobbs Hall is a fascinating Grade II* listed house of historic note and thought to date from circa 1525 with later 19th and 20th century additions. The house is understood to have been built for Thomas Cobb who was steward to the then Archbishop of Canterbury. Thomas was from a local Romney Marsh family and he employed a maid servant called Elizabeth Barton, who was later to become more famously known as The Holy Maid of Kent who was executed at Tyburn for treason because of her prophecies about the marriage of Henry VIII to Anne Boleyn.

Well screened from the road by hedging, the property is surrounded by established gardens abutting open farmland to the east, south and west. The current owners have laid oak flooring to the sitting and dining rooms, converted the second floor and installed an oil fired central heating system, but as with most historic properties there is still the opportunity for further restoration.

Features include an abundance of timbers and beams, good ceiling heights to many rooms, ornate plasterwork to the main bedroom and musket holes with inscriptions and dates to the later southern ragstone wall.

Accommodation includes two substantial reception rooms with impressive inglenook fireplaces and stairs rising up to the first floor landing. The kitchen/breakfast room has fitted cupboards. Appliances include a Falcon range, integral fridge/freezer and dishwasher. Doors open to a south facing conservatory.

On the first floor are three bedrooms, two which enjoy views to the front and one having an en suite shower room. A family bathroom equipped with white suite serves the remaining bedrooms. On the second floor are the games and music rooms (bedroom four) and a WC.

Charming thatched outbuildings serve as an office, laundry room with WC, mower/store rooms and workshop and there is also a double garage.

Location

Cobbs Hall occupies a semi rural position set back from the road, only 0.3 of a mile from Aldington village which offers good local amenities including a general village store, village hall, public house, tennis courts and playing fields. More extensive shopping and leisure facilities can be found in Hythe (6.4 miles), Ashford (6.7 miles) and Tenterden (14 miles).
