Sowton Stables was converted in 2008, providing modern comforts such as double glazing and underfloor heating while still preserving the historic character of the original building. The reception hall has full length windows looking out over the courtyard approach and leads to an impressively proportioned sitting/dining room of over 23 ft in length. This has a dramatic partially vaulted ceiling with full height window and double doors opening onto the partially walled garden. Exposed beams and wood burning stove provide additional character. The kitchen is also vaulted and fitted with a good range of matching units together with polished stone worksurfaces and breakfast bar. Integrated appliances include dishwasher, fridge and freezer drawers and there is a range style cooker with ceramic hob, two fan assisted ovens and grill. A separate utility room keeps the white goods away from the main living areas. Two bedrooms are located on the ground floor served by a well-appointed shower room. The larger bedroom has double doors opening onto the courtyard style approach and could be used as an additional reception room or home office if desired.

On the first floor there are both principal and guest suites, each with their own bathroom.

Outside
The courtyard style entrance has a gravelled approach with parking area to the front of the barn and is decorated with neatly clipped box balls. A garage with light and power provide secure parking and storage. The very pretty garden has attractive old brick and flint walls to its north and eastern boundaries and a broad paved terrace is approached by way of sealed unit double glazed double doors from the vaulted sitting/dining room. This looks out over a neat area of lawn and a raised terrace looking west is designed to catch the evening sun. A raised border is stocked with easily maintained clipped box bushes and evergreen shrubs. The terrace has external powerpoints and water tap.

Location
The village of Singleton lies in the midst of the South Down National Park, surrounded by rich countryside criss-crossed with miles of bridlepaths and footpaths. This is an active village community with village primary school, parish church, cricket green and village pub. Goodwood with its many facilities lies within two miles including its internationally known race course, members' club, hotel, motor circuit and private airfield. Other nearby local attractions include the Weald and Downland Open Air Museum and West Dean College, formerly the home of the poet and patron of arts Edward James. This is now home to the college of arts and conservation with its famous restored gardens. Chichester, some 6 miles to the south, provides a comprehensive range of shopping facilities arranged partly within its pedestrianised centre and there is a mainline station with a regular service to London Victoria in approx. 1 hour 45 minutes.

OnTheMarket may have applied supplementary data to this property listing, including:

Broadband availability and predicted speed: obtained from Ofcom on March 9, 2023

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on March 9, 2023

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on January 5, 2022 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.

    *Call rate information
