Property description & features

  • Freehold
  • Established and uncut woodland
  • Cheltenham 5 miles
  • Long frontage to A40

The property comprises an area of 0.65 acres (from plan) of unmanaged woodland which has been allowed to flourish. Unusually, the land lies alongside the origional line of the Cheltenham/Andoversford, Dowdeswell rail line which was abandoned pre 1930, however the sealed remains of the Sandywell Park rail tunnel are still visible in the woods, but are not included.

The property is bounded to one side by the main A40 and on the other by an unamed road from which there is access.

Location:

Cheltenham Spa is a town of around 120,000 lying upon the edge of the Cotswolds at the junction of the A40 to Oxford at the M40, the A417 to Swindon at the M4 and with the M5, some 40 miles south of Birmingham, 35 miles north of Bristol and 85 miles from London. Cheltenham is also a rail hub offering extensive services.

As a Regency spa town, tourism is an important sector in Cheltenham's economy, but it also has some employers include food processing, aerospace and electronics businesses. The Government's GCHQ electronic surveillance centre employs around 4,000 in the town and is known for its "doughnut-shaped" building. Other employers include Vertex Data Sciences, GE-Aviation, Chelsea Building Society, Endsleigh Insurance, Archant, UCAS University Admissions Service, Kohler Mira, Zurich Finance, and Spirax-Sarco Engineering. A number of design agencies and businesses are located in the town including Weird Fish and SuperGroup PLC owners of Superdry fashions.

Cheltenham is a regional shopping centre, home to department stores including Cavendish House and a recently developed John Lewis.

The property is located alongside with a long frontage to the A40 close to the attractive hamlet of Dowdeswell, some 4 miles to the east of Cheltenham, 2 miles to the west of Andoversford, facing across the A40 the hamlet of Whittington and to the rear of the grounds of Dowdeswell Manor. The site lies at the junction of the A40 with a turn off to Dowdeswell (Sandywell Lane|)  so providing a secondary road frontage from which access is possible.

Accomodation:

The area of land measured from plan are estimated to be circa 0.65 acres, 0.26 ha.
