AUCTION PRICE GUIDE: £295,000 FREEHOLD
An attractive, detached, grade II listed Georgian residence full of character and charm located in this highly sought after village between mid and north Devon.
SITUATION AND DESCRIPTION
Highfields is a large, detached house built in the reign of William IV at the end of the Georgian architectural period. With nearly 2,400 square feet of accommodation this is a large dwelling, ideal for a family.
In need of some modernisation and improvement, the layout of Highfields is both practical and characterful. The ground floor features four separate reception rooms including breakfast room with cast iron range and exposed brick walling. Off the kitchen is a cloak/utility room and office or fourth reception room (formerly the dairy). Off two landings on the first floor are four bedrooms, three having Victorian fireplaces, and there is an old servants’ staircase leading down to the office.
There is also a bathroom with WC and a further separate WC. The cream on the cake of Highfields is the superb attic. Accessed by a proper staircase and divided into two rooms, one a bedroom, it features a high ceiling, painted beams, exposed stone walling and a wood burning stove. There are two attractive windows at each gable end.
Outside, Highfields has a driveway on which it is possible to park two cars in tandem (there is a pedestrian right of way over this drive for next door). At the back of the house is an attractive cobbled courtyard on the far side of which is a very large, two storey building/former barn measuring over 1100 square feet. It maybe possible to park a small car in the barn. With power and light and water, the ground floor has a delightful cobbled floor. Stepladder access to the first floor/old hayloft leads to a large and high room which could be an excellent studio (subject to any consents that may be required).
Witheridge is a very popular and pretty village with medieval parish church, public house/restaurant, newsagents, post office/general store, a charming café, and a doctors’ surgery and primary school. It has a thriving community. Situated halfway between Tiverton and South Molton, there are regular bus services including to Barnstaple and Exeter.
DIRECTIONS
To locate the property from Tiverton, proceed along the B3137 through Nomansland. The easiest way to find the house for the first time is to park in the village car park, then walking turn left at the post office/shop and Highfields will be found about 20 metres along on the left hand side.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on December 21, 2021
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on December 23, 2021
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on July 13, 2022 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
