In its current form, this much-loved family home would benefit from some updating, but offers period features and comfortable accommodation. The surrounding gardens are a particular feature, and the house is supplemented by a collection of outbuildings. There is plenty of scope for improvement, subject to the necessary consents.
The accommodation is arranged over two floors and briefly comprises three bedrooms, two bathrooms, three reception rooms, kitchen, study, double garage, detached utility room, workshop and front and rear gardens totalling half an acre.
The original art deco double front doors open into a large vestibule, beyond which the central hall hosts stairs to the first floor and a large under stairs cupboard. The ground floor boasts high ceilings and fireplaces (or chimneys for the provision of fireplaces) in most rooms. To the right, the living room is well-proportioned and bright, with a large window overlooking the front garden and another looking out to the side. Beyond the living room, the generous dining room leads out to the conservatory, with doors to the patio and views up the garden.
The hall continues around the staircase to the left, hosting first the family bathroom and then the kitchen and breakfast room. This is a good size space, with windows overlooking the driveway, door to the rear, and the boiler room.
Opposite the kitchen, bedroom four (currently used as a study) also overlooks the driveway. Bedroom three lies to the left of the front door, completing the internal ground floor accommodation.
There is a covered porch outside the back door, from which the drive is accessible via a secure gate. Opposite the kitchen door, an original brick outbuilding houses a coal shed (with original shute visible from the drive), utility room and outhouse. Behind the outbuilding, the main garage includes and electric doors. A second timber garage is accessed from the drive and a timber workshop with electricity is situated behind the garages.
The sizeable principal suite is situated at the rear of the first floor, with a striking view of the rear garden. A short hallway houses build-in storage and access to the luxurious four-piece en suite bathroom. The bedroom area has further built-in storage and a delightful reading nook with a window to the side. The second bedroom is also large and with ample built-in storage. Here, a dormer window overlooking the drive provides a focal point beneath the gabled ceiling. Two substantial cupboards flank the landing, from which the loft is also accessible. These features may lend themselves to conversion into further living space, subject to the usual consents.
Fir Lodge lies centrally on a large plot of mature gardens. The property is set back from the lane and enclosed by a deep border of shrubs and trees and a stretch of lawn. The gravel driveway runs up to the garages at the left of the house, while to the right, an iron garden gate provides access to the back of the property.
The rear garden is excellent. Lawn stretches from patio outside the house on a gentle slope over half an acre. The garden is enclosed by various types of fencing and numerous trees and shrubs of varying maturity. In the centre of the garden towards the back, a recently-refurbished double pond and with electric water feature provides a wonderful focal point.
Fir Lodge occupies an elevated position near the centre of Wargrave, a popular Thameside village with a range of local facilities. Nearby Twyford offers further facilities, including a regular service to London Paddington in 31 minutes. The market town of Henley on-Thames (3.2 miles) offers excellent shopping, schools and recreational opportunities, while more comprehensive facilities are available in Maidenhead and Reading.
The M4 (J10) is approximately 7.5 miles to the east, providing access to London (36 miles), London Heathrow airport, the West Country and the M25 linking with the national motorway network. Sporting facilities in the area include golf at numerous surrounding courses including Castle Royle Golf & Country Club, Hennerton Golf Club, Temple, Badgemore, Henley and Huntercombe.
There is boating, sailing and rowing on the River Thames, with Henley-on-Thames being home to the famous Henley Royal Regatta. There are many excellent walking trails, including the Thames Path. Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
