Entrance Hall
The main entrance to this smart house is via the front internal hallway. This creates a nice buffer to the inside reception rooms.
Living Room 14' x 11'5" (4.27m x 3.48m)
The main reception room at the front of the house is the large living room with bay window facing the front aspect. The bay window not only floods the room with natural light but also creates more floor-space too.
Dining Room 10'4" x 9'6" (3.15m x 2.9m)
The dining room is another decent sized reception room which is located at the rear of the ground floor. It has a rear-facing window as well as access to the kitchen.
Kitchen 9'6" x 6'5" (2.9m x 1.96m)
At the rear of the house there is the house kitchen which has wall and base units to two walls. There is a rear external door, access to an under-stairs pantry and potentially scope to knock through to the dining room (please consult a builder/ architect).
Main Bedroom 11'5" x 10'7" (3.48m x 3.23m)
The main bedroom is a large double room at the front of the first floor above the living room. This is a generously sized room with built in wardrobes.
Second Bedroom 10'4" x 9'6" (3.15m x 2.9m)
The second bedroom is another good-sized double with a nice outlook over the rear aspect.
Third Bedroom 6'11" x 6'4" (2.1m x 1.93m)
The third bedroom is a good-sized single room at the front of the first floor.
House Bathroom
The house bathroom is a rear facing room on the first floor. There is a built in corner shower, toilet and hand basin within.
Cellar Rooms x3
There are three very large rooms beneath the house accessed via an external rear-facing door. There is decent head-height in the largest of the rooms and the space could be dug out and converted in our opinion but please consult a builder/ engineer of your choice to confirm.
External
Externally to both sides there are external private gardens typical for the size and age of the house. The rear yard in particular is a fantastic place to entertain guests.
Location
Bramley is a historic Yorkshire town which was originally built for millworkers due to Leeds’ famed involvement in the textile industry. Located in West Leeds nestled between Kirkstall and Pudsey, Bramley is a residential town but it is certainly self-sufficient with supermarkets and shops and a bustling town centre. Bramley also has fantastic road links and easy access to the motorways and bus links too for commuting, not to mention its train station which is less than 15 minutes from Leeds City Centre. There are communal green spaces to be found throughout and there are good primary and secondary schools close by and there are remnants of Bramley’s historic past in the form of many stone mills from the industrial revolution.
Agents Notes
The house is freehold and will be sold as such.
The council tax is a band A.
The EPC is a band C.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on December 18, 2021
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on December 22, 2021
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
