SITUATION

The delightful village of Ringstead is set amid gently rolling open countryside stretching down to the sea and Ringstead Downs is one of Norfolk's largest remaining areas of chalk grassland.

This part of the world is hugely popular with walkers and birdwatchers taking advantage of the flora and fauna as well as walking the Peddars Way and enjoying the National Cycle Path which both pass through the village.

The nearest coastline is at Old Hunstanton with big open skies, beach huts and sandy beaches popular with locals and visitors throughout the year. Further recreational activities include walking the Norfolk coastal path, sailing at Brancaster Staithe and fine golf courses to name but a few.

Ringstead boasts an active community with a village hall, a fine parish church, a children's playground, plant nursery and the popular Gin Trap village inn which is a short stroll from the cottage. The well-known general stores offer organic produce, wines and beers plus a labyrinth of rooms selling antiques and collectables.

About 4 miles to the west is the larger Victorian seaside town of Hunstanton with supermarkets, a selection of schools and more comprehensive shopping facilities. It is also home to the very popular Hunstanton Lawn Tennis Tournament, which is Britain's largest open tennis tournament, having been established in 1920.

DESCRIPTION

The Old Bakery was the village bakery from 1907 until 1984. It is of mellow red brick construction the original corner entrance door has been preserved for aesthetic charm, although it is no longer a usable door.

The front door opens to a spacious entrance hall with stairs leading up to a galleried landing above with the principle rooms leading off.

To your left is the sitting room, accessed via French doors. This was the original shop front, a nicely proportioned room with high ceiling and the original wooden floorboards which could no doubt tell a tale or two on village history and gossip.

The kitchen/dining room is located on the west end of the property, a really good-sized room, filled with lots of natural light from big windows and French doors that open to the courtyard garden.

This room is fitted with a range of base and wall units under wooden worktops. There is plenty of space for freestanding undercounter appliances like washing machine, dishwasher, fridge etc. There is also space for a freestanding electric oven. Pamment style floor tiles run throughout the room.

Taking the stairs up to the landing, the main bedroom is located on the west end of the property, a generously sized room with a fitted wardrobe and high ceiling with exposed beams on one wall and the ceiling. From this room you can enjoy lovely rural views out over adjacent gardens and village rooftops.

There is a further double bedroom with vaulted ceiling and exposed beams to the front of the property and a smaller room that may just fit a small double bed but would easily accommodate bunk beds if required.

The family bathroom has a bath and separate shower, heated towel rail and white sanitary wear.

The Old Bakery is currently a full time home but could be used as a holiday let.

The Old Bakery sits gable end to the street with a gravelled driveway which is owned by the neighbouring property to the side. The property has full rights of pedestrian and vehicle access.

There is a small, fenced courtyard garden on the west end of the cottage, big enough to be able to dine outside in a sheltered and sunny spot. Beyond this is a parking space for one car, a small garden storage shed and the oil storage tank.
