Description
The Old Rectory is stone detached property tucked away in the small conservation village of Thenford. It is situated gable end onto the village road benefitting from the lovely countryside views to the south side. The owners have recently renovated and refurbished the property (2020), and it now offers a contemporary interior with traditional charm. Exposed beams, fireplaces and window seats and shutters all add to the character of the house.
The kitchen has a pantry store and a central island unit providing a good practical working space with integrated fridge/freezer and dishwasher and Smeg rangemaster oven. Windows with views onto the garden bring in plenty of natural light. The adjacent utility/boot room and WC offers a separate workspace with Belfast sink and built-in cupboards with space for white goods. Both the dining room and sitting room have wood burning stoves and south facing windows offering generous room proportions and good ceiling heights. There is access to the cellar and first floor from the drawing room.
The first floor can be accessed by two staircases. The principal bedroom within its own wing, has views over the garden and spacious bathroom ensuite with built in cupboards, free standing claw footed slipper bath, separate shower and two sinks. There are two further double bedrooms on this first floor and family shower room. On the second floor are two bedrooms and wc. The fifth bedroom could be used as a home office.
Outside is a beautiful traditional south facing country house garden enclosed by a high stone wall. There is a paved seating area ideal for entertaining with
mature trees and shrubs creating a private space. There is planning permission to extend the property, which could add a larger family open plan kitchen/dining room and off-road parking for one car. Planning reference number WNS/2022/0376/FUL.

Broadband availability and predicted speed: obtained from Ofcom on January 10, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on January 10, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on April 28, 2021 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
