*GUIDE PRICE £1,100,000 - £1,200,000*

An attractive three double bedroom semi-detached home, located in the sought after New Church Road district of Hove, with potential to extend (STNP).

Situated in a highly desirable position, south of New Church Road, this fabulous home is set in a wonderful location with the seafront at the bottom of the road. There are good bus links into the City centre and the bustling café culture on offer in Church Road is within easy reach. Hove Station is just over a mile away.

The home is presented in great order throughout and affords plenty of scope for further improvements for those with an appetite for expansion.

The current ground floor accommodation provides a light and airy through lounge/dining room with a working open fire, which in turn leads to a rear conservatory with access to the spacious rear garden. Here you will find a lovely summer house which is currently used as a workspace and a decked area to enjoy the sun. There is a good sized separate kitchen with modern white units and wooden worktops, plus a separate downstairs W/C and cloakroom.

The upstairs accommodation is spacious and well presented, with three good sized double bedrooms and a contemporary style bath/shower room. Here, there is access into the loft space, which with the relevant planning permission could be extended to create additional bedrooms as required.

What the owner says:

We've loved living here and the house has been a brilliant place to raise a family. Less than 300m from the beach, with a great selection of local shops in Richardson road, several bus routes that get you to Brighton centre in a matter of minutes.

Easy access to the seafront, aside from the beach, are it's promenade, cycle lanes, parks, lagoon, and skatepark. The beach and the sea has played a huge part in our lives, from paddle boarding and surfing at the infamous Breamore break to swimming, and enjoying early morning dog walks as the sun rises over the Brighton skyline and sea.

This is in a fantastic place to live.we're truly saddened to be moving on.

Broadband availability and predicted speed: obtained from Ofcom on December 16, 2021

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on February 11, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on November 20, 2014 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
