Barbary Farmhouse is a handsome timber-framed Wealden hall house with some exceptional exposed beamwork throughout the house. Listed Grade II, the property holds a southerly position and all the principal rooms are bright and sunny.

Barbary Farmhouse has been a much loved family home for many years. With sympathetic care and restoration, the house will adapt to 21st century living, juxtaposing the old with the new.

From entering the house the sense of antiquity and character is readily evident in all the main rooms. The bright double aspect dining room is dominated by a magnificent inglenook that is equally well matched by a similar one situated in the drawing room. Both rooms are very fine indeed and the perfect rooms for entertaining. The adjoining panelled sitting room has Georgian influences.

Running across the rear of the house is the study, which is also beamed and has open studding; adjacent is a useful ground floor shower room together with access to the pool complex. A door on the other side of the study leads to an inner lobby which, in turn, leads to the kitchen/breakfast room. The kitchen is well fitted with a range of wooden wall and floor units and leads directly into the utility room.

Two separate staircases lead to the first floor accommodation, which provides five double bedrooms and a family bathroom.

A further staircase leads to the second floor, where the principal bedroom is situated. This is a magnificent room with the crown post standing proudly amongst the superb beamed structure of the roof. Next door is an additional bathroom.

A gravel driveway leads to the house and provides plenty of parking space, as well as access to the outbuilding, which has two garages, shed and workshop space. There is also a barn, providing further space for storage (this building is in need of substantial repair). Adjacent to this is a rare and unusual donkey well.

The front of the house looks out to a paved terrace and an area of lawn. A set of steps leads down onto a lower lawn beyond which is the tennis court. The garden to the rear is very private and includes the former vegetable garden. The garden as a whole is well stocked and benefits from mature trees and shrubs. To one side of the house is the swimming pool and pool room (both in need of maintenance).

Norton is a small hamlet close to popular Faversham, Canterbury and the coastal town of Whitstable, all of which combine to provide an array of cultural, sporting and recreational opportunities, together with an excellent range of educational facilities in both the independent and state sectors.

There are excellent road and rail communications in the area, with the M2 being easily accessible. Trains from Faversham to London Victoria take approximately 70 minutes and to London St Pancras via the High Speed link from just 66 minutes.

The Port of Dover and the Channel Tunnel terminal at Folkestone offer regular services to the Continent.

Broadband availability and predicted speed: obtained from Ofcom on February 24, 2023

Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on February 24, 2023

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area
