Hurn House
Presented to a very high standard, Hurn House is a first class conversion of a former country barn. The property has the best of both worlds, set in the heart of rural Lincolnshire, yet only a stone's throw away from Grimsthorpe village and other local amenities.

The heart of the house is a large kitchen dining room opening into the double height reception room with beautiful finishes and views to the front and rear. The barn conversion retains a wealth of character with exposed stone walls and a wood burning stove in the reception. Modern necessities are seamlessly integrated with high speed broadband (FTTP), under floor heating throughout the ground floor, an air source heat pump and electric vehicle charging points, making the property perfect for your everyday needs.

The ground floor includes an office or playroom to the rear of the kitchen. The utility room is just off the main entrance or accessed from the rear garden and provides the perfect space to clean muddy boots and dogs before entering the main house.

The principal bedroom is on the first floor above the kitchen with dual aspect benefiting from surrounding countryside views and an ensuite bathroom. There is also a feature balcony outside the bedroom entrance overlooking the reception.

The remaining three bedrooms and family bathroom are on the ground floor running down the side of the Barn in the converted stables overlooking the front garden.

Access is down a private drive dedicated to the farmyard development and set back from the road. Parking is on an enclosed gravel drive with ample space for three cars or more. The traditional outbuilding has been restored to provide storage and a workshop.

The property has a generous enclosed garden to the rear with the front having a shrubbery border around the car park.

Location
Hurn House is located 15 miles north east of the market town of Stamford, and 6 miles from Bourne, each of which provide a wide range of retail and entertainment services.

East Coast Main Line trains to London Kings Cross are available from Grantham (from 66 minutes) or Peterborough (from 50 minutes).

Grimsthorpe village currently has two nurseries and the nearby village of Edenham has a vibrant primary school and local pub. Bourne Grammar School and a number of other good quality secondary schools are available within a 30 minute drive.

Directions
From the A1, exit at the Colsterworth Interchange onto the A151 to Corby Glen. Stay on the A151 until you reach Grimsthorpe village. Immediately on exiting the village turn left onto Elsthorpe Road. After 200m, the drive to the property is on your left.

    Broadband availability and predicted speed

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
