Description

High Meadow was originally a 1950s bungalow, extended as we understand it by the vendor’s family in the 1960s to create a two storey family home with an upper balcony and butterfly roof.

Of part-brick, part-stone clad elevations, the house was designed to make the very best of its location and southerly views over the stunning 7.32 acre lake. The house extends to approximately 2,651 sq ft and requires a full refurbishment. The property is a rare opportunity to renovate the existing house or replace the buildings subject to planning consents.

The current house has many features of the period from the entrance hall with its open tread staircase, turned wooden handrail and classic 60s metal ballustrades with a curved galleried landing, parquet flooring and on the front elevation, a wide balcony. Outside the property is approached down a long drive interspersed with twisted brick pillars.

The accommodation flows from the entrance hall and into the main double reception/dining room, each with sliding doors to the terrace and partially divided internally by an archway leading to a tiled fireplace in the sitting room. There is also a cloakroom, second sitting room and study, a kitchen/breakfast room, walk-in pantry and the rear hall with utility and music room/ground floor bedroom with side access and a back door to a terraced area with store/former gardeners cloaks. On the first floor, there are five bedrooms and a family bathroom, three of which enjoy access to the raised balcony with views over the lake and the principal suite also incorporates an en suite.

The wide rear terrace spans the back of the house and leads to the gardens and a former outside pool which was later enclosed (now derelict) and an attached garage/workshop. The lakeside gardens are mainly laid to lawn with a wide variety of mature trees and shrubs. There is a former boat house and an ornamental bridge together with a number of small islands within the lake which we understand used to be connected by further bridges.

The whole site extends to about 9.32 acres.

Location

High Meadow is situated on the edge of the popular village of Hemingford Grey, located between Huntingdon (4.8 miles) and the historic University city of Cambridge (15.2 miles).

The property is next door to Hemingford Grey Meadow, a nature reserve with walking paths into St Ives.

There are good facilities within the village including an award winning public house/restaurant The Cock, a general store/post office, St James Church, village hall and a sports/social club The Hemingford Pavilion with facilities for tennis, squash, cricket, bowls and football. St Ives (approximately 3.3 miles) provides further comprehensive shopping and recreational facilities.

For the commuter, there are fast train services from Huntingdon train station leading into London’s Kings Cross station (approximately from 50 minutes). Access to the A14 at junction 26 is located just outside the village and in turn lead to the M11 to the south east and A1 to the north east. The A14 also leads to the M1 and M6.

All distances and times are approximate.

Broadband availability and predicted speed: obtained from Ofcom on February 23, 2023

Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on February 23, 2023

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on February 13, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
