WILLOW COTTAGE, NEWTOWN, WEST PENNARD, GLASTONBURY, BA6 8NL
An extended and refurbished four bedroom family home set within large gardens in this popular Somerset village.Willow Cottage has light filled accommodation including a kitchen breakfast room, sitting room, living room snug, cloakroom, utility, four bedrooms, one en-suite and a family bathroom. Outside there are expansive gardens, ample parking and a converted garage which is ideal for studio use or annexe potential (stp.)

About the area
West Pennard is a very popular village in beautiful countryside about 4 miles east of Glastonbury, 9 miles south of Wells and in easy reach of Castle Cary. The larger towns of Bath, Bristol and Yeovil are all within easy commuting distance. The village has a church, primary school, pub and village hall, There's a very friendly and active community based around these centres and covering wide sectors of interest. Glastonbury's past and its present are linked with its dominant landmark, the Tor. It's been a religious centre throughout history and further back into the times of legends. Today it's a small but thriving town and a major tourist venue, welcoming thousands of visitors each year.

*
Just 5 miles from Glastonbury is Wells which is the smallest city in England (population 10,000). Its centre is the market place (local markets twice a week) surrounded by many medieval buildings including the Cathedral and moated Bishops Palace. Immediately to the south (2 miles) of Glastonbury is the more recent town of Street and these centres provide a wide range of facilities and amenities to suit most needs. There are excellent local schools including West Pennard's Primary School, Strode College, Millfield, Wells Cathedral School, Downside, All Hallows and the Bruton schools.

Accommodation
Extended and improved by the current owners, Willow Cottage is a cracking family home ideally situated close to Millfield Prep and Senior Schools. The property has had a new living room extension which makes the most of the garden views, and further improvements include redecorations throughout, a new kitchen and conversion of the garage to offer potential for ancillary accommodation. The sitting room has a triple aspect with patio doors out to the south-westerly seating terrace and a dual view wood burning stove; a feature shared with the adjoining snug room. The snug has beautiful flagstone floor tiles which continue into the kitchen. The kitchen has sleek high gloss units with wooden worktops and an electric double oven with induction hob and extractor above. Also within the units, there is a dishwasher and room for a fridge-freezer. Adjoining the kitchen is the utility with rear door out to the parking area, plus a boiler room and cloakroom.

*
Arguably the best room in the house is the newly added living room which adjoins the kitchen and snug rooms. This is a substantial living area which spans nearly 20 feet in length and benefits from three sets of bi-folding doors, a vaulted ceiling and Velux roof lights. Upstairs there are four bedrooms, three of which being comfortable doubles and the fourth a large single. The master bedroom enjoys the best of the garden outlook, having a dual aspect and also the benefit of an en-suite shower room with twin basins, shower, heated towel rail and w.c. The family bathroom serves the other three rooms, having a bath with overhead shower, basin, and w/c.

Outside
Accessed from the village lane, there is a gravel parking area which leads up to the studio. The studio was formerly the garage and has since been converted. There is a main room which has timber floorboards, a vaulted ceiling with exposed beams, and light and power-points. The room next to it could potentially be utilised as further sleeping accommodation as it has an adjoining shower room. Subject to the necessary consents and some minor alterations, this would make an ideal self-contained annexe. The gardens at Willow Cottage are expansive and well established. There are several mature trees and shrubs, interspersing and surrounding the substantial lawn which enjoys excellent privacy. Immediately outside the living room and enjoying the garden view is a sunny, south westerly facing seating terrace, ideal for a BBQ.

Places of interest

About Us Roderick Thomas is an entirely independent firm with decades of experience selling and letting residential property. The firm has offices in Wells, Somerton and Castle Cary and covers a wide geographical area. The focus is to deliver a high level of service to clients to achieve the best sale or rental possible within a set timescale. The importance of widespread advertising and effective marketing is recognised and with each property, an individual campaign is planned. Having attracted buyers the next stage is negotiation and the firm prides itself on securing an agreement on the best terms and then progressing the sale to completion.  Ongoing discussion with all parties including solicitors ensures an agreed timetable is maintained and hitches are anticipated when possible and addressed with action taken if necessary. Focusing fully on sales and letting and not being burdened with “head office” costs Roderick Thomas is able to offer highly competitive commission rates on all agency terms. These include: Sales SOLE SELLING RIGHTS – one agent is instructed to sell a property and a commission is paid to the agent on completion of the sale. JOINT AGENCY – two (occasionally more) agents are instructed.  They work in conjunction and share the commission on completion.  The rate is usually higher than the sole agency. MULTI-AGENCY – two (or occasionally more) agents are instructed.  They work in competition and only the agent who sells receives a commission on completion.  Again this is usually at a higher rate than sole agency (but not always). All prospective sellers are invited to contact Roderick Thomas to discuss the sale of any property. Lettings We offer landlords a full residential lettings service covering every aspect of the market. This includes finding tenants and agreeing terms and this can be extended to include rent collection and full management if required. Each case is assessed individually to suit a client's needs. Our services are transparent and clearly stated. About You Above are details “about us” and our service. However, this is really about you. We try to make it as easy as possible for you to search for the right type of property in the right area and in the right price range. We very much hope it works for you.
