Unique Grade II listed barn conversion.

Description

The Granary is situated within the charming hamlet of West Yatton and has a rural feel, yet is close to major transport links. It forms part of an attractive former Cotswold farm set around a central courtyard. The property dates from 1760 and is Grade II listed but has been updated to provide a comfortable and unique space with great charm and access to lovely country walks on the doorstep. The conversion, which is to a very high standard with first class fixtures and fittings throughout, has been maintained to exacting standards. There are views over the surrounding countryside and the property itself sits in approximately 8 acres. Rarely does a property of this quality and character come onto the market.

The Granary comprises a substantial four bedroom dwelling and a separate two bedroom cottage extending to over 8,100sq ft. The accommodation is versatile and affords great flexibility. The main house is accessed through a small entrance hall directly into the large, beamed reception room with stunning floor to ceiling windows which frame the superb inner courtyard. There is a wood burner, natural stone floor and stairs leading up to the first floor landing. This gives access to the principal bedroom suite with dressing room and bathroom and to the second bedroom suite.

Double doors at one end of the main reception room lead to an inner corridor giving access to a huge entertainments barn with a full sized snooker table and cinema screen. This multifunctional space has under floor heating and a large area of polished concrete flooring in addition to the traditional timber threshing floor.

From the other end of the main reception room, double doors lead to the kitchen equipped with a 5 door Aga and a range of other appliances and cupboards including a walk in pantry. There is a sunny breakfast terrace outside the kitchen with wonderful views across the valley. The dining room is accessed from the kitchen or directly from the main reception room and has a vaulted ceiling, large fireplace with wood burning stove and doors to the south-facing courtyard. The dining room has staircases at both ends leading to bedrooms two and three upstairs. There is a one bedroomed guest apartment accessed from the dining room which can be incorporated into the main accommodation or self-contained with it’s own door to the courtyard. This space works equally well as an office and the property has fast fibre to the home throughout.

The self-contained cottage is approached through it’s own door in the courtyard and has a living room/kitchen and en suite bedroom downstairs and a further bedroom and bathroom upstairs, making it ideal for staff or visiting guests.

Beyond the cottage are a further utility room, a cloakroom and the plant room housing the ground heat source pumps and an oil boiler. There is a large open sided barn with built in stone seating giving another wonderful space for entertaining.

The Granary is approached down a private tarmac road and through electric gates. Externally there are several areas of garden including the courtyard, an orchard, vegetable garden (with greenhouse) and a wildflower meadow. There is extensive driveway parking in addition to a four bay garage accessed through the rear driveway.

Please note intermittent noise may be heard from Castle Combe racetrack.
