This special property is situated in a wonderful south facing position within the village of Ladock, almost the centre point of Cornwall.

The extensive and established gardens and grounds measure just over one acre and are an absolute joy. Walking along the meandering gravelled paths through this magical space, filled with an abundance of plants and magnificent mature trees is unique and properties with gardens like Nansawsan House are seldom available in today's market.

The house, built in the 1870's is one of three properties, yet Nansawsan House enjoys its own, private, sweeping driveway which reveals the house in the most romantic setting.

Having been a cherished home for over 47 years, it is unusual to find a period house with so many classic and original features remaining and in many respects untouched from modernisation and refurbishment. The property retains an old world charm with a true sense of elegance and grandeur of a bygone era.

History - The name of the property is derived from the Comish NAN - a valley, and SAWSAN - Saxon meaning The valley, of the Saxons (English)'. According to Dr. Margaret Gelling in her book 'Signposts To The Past: Placenames and The History of England", the name is of historical significance being possibly the only name surviving in England which was coined by the original Celtic inhabitants and alluded to the new Saxon settlers.

The building of the present house was commenced during the 1870's by Canon R.F Wise who had earlier purchased the estate, and was intended to provide accommodation for his Curate. Subsequently the house became the residence of the Reverend (Later Canon and Archdeacon) Stamford Raffles Raffles-Flint and was enlarged in two stages, the East Wing (High Noon) being completed during the 1890's.

Canon Flint was a great nephew of Sir Thomas Stamford Raffles (181-1826) who whilst Governor of Sumatra established the settlement of Singapore in 1819. He was also a descendant of Thomas Mudge, watchmaker to George III. Whilst living at Nansawsan, Canon Flint wrote 'Mudge Memoirs' which was published in 1883 and printed by Netherton & Worth of Truro as a limited edition of 100 copies only. Canon Flint's grandfather Major-General William Mudge (1762-1820) carried out the first ordinance survey of Great Britain during the period 1786-1810. The late Mrs Alison Johnstone of Trewithen, Probus was a daughter of Canon Flint.

In 1926, following the death of Canon Flint, the property was sold to Major Herbert Flint (no rélation) but remained unoccupied until the second world war when it was requisitioned by the War Office. During the war it was used both as quarters for British, Commonwealth and American troops and as a holding camp for German and Italian prisoners of war. A few years ago Nansawsan House received an unexpected visit from a former U.S serviceman who left from the house to take part in the Normandy landings on D-Day, 1944.

Following the war the house was again sold and during the early 1950's, under the ownership of Mrs Nation, was divided into its present form and named after the trilogy written by her nephew Crosbie Garstin. Thus the three properties became High Noon, Owls' House and The West Winds. However, the original name Nansawsan House was revived in preference to West Winds during the early 1960's.

Gardens & Grounds - This restored Victorian garden has been the life's work of the current owner and it is likely that the next occupants will be keen horticulturists. Although various gardens have been formed out of relicts of the original garden, they were not intended to be reproductions. Every effort has been to preserve the atmosphere of a Victorian garden.

There is a large lawn below the raised terrace to the front of the house which opens to countryside beyond. The side garden runs adjacent to the road and has been kept private behind an established hedge. There is a 1930's seaside chalet from Perranporth which fronts the Bluebells' garden with a path that snakes through the lawns planted with daffodils and snow drops.

A Victorian style greenhouse was built in the 1990's with vegetable beds and fruit cages which include blueberries, raspberries, black and redcurrants as well as gooseberries. The gardens are full of an array of plants and shrubs from magnolias, azaleas, clematis and rhododendrons as well as many mature trees including a Yew with a glorious yakushimanum wrapped around it. Concealed behind is a working pump over a ringed slab with a brick chamber below to hold rainwater and forms part of the 'pump garden'. There is also a Victorian style gazebo from which to sit and enjoy the view. This garden is very special and no words will ever do it justice.
