We built Woodcot in 2006 to our exact specifications with an abundance of storage and a spacious, open plan design. It has really been the perfect family home for us with big open reception rooms, a terrace from the kitchen and sitting room, and a wonderful garden which was perfect for Easter egg hunts as the kids were growing up and more recently, we even hosted our son’s wedding in it – which was perfect.

One of our favourite garden features is the ‘secret garden’ area – it has a wonderful Dartmoor woodland feel complete with ferns, granite and trees and is perfect for entertaining, we have used this space all year round - cool summer lunches, evening dinners, toasting marshmallows and even as a dancefloor! The top terrace is also really special – the view is spectacular, even after nearly 20 years we still love to just sit and enjoy it.

When we built Woodcot we were keen for it to be as efficient as possible, so we ensured that we used very good insulation and had underfloor heating installed in the kitchen and hallway. For us the accommodation has worked well, with spacious ground floor rooms, one of which can be used for a variety of uses such as a TV room, games room, office, or a ground floor bedroom. The layout of the house caters well for when we have visitors, we enjoyed 18 people for Christmas, and it was still very comfortable.

We converted what was the original garage too and turned it into a really useful, fun space which is insulated, heated and has power. We put in a climbing wall which has been great, but it could easily be used as a cinema room, studio, or games den.

Visitors to Woodcot are always impressed with just how quiet and tranquil it is here, there’s no passing traffic and the village centre is just a short walk away. The village is buzzing with activity, and there is always something going on. From social clubs and a bustling village hall that hosts drama performances, film screenings, and clubs, to a pre-school for the little ones, Lustleigh has it all. The village show and famous May Day celebration are two of the community’s highlights, providing an opportunity for residents to come together and enjoy the village’s unique spirit.

Lustleigh has a lively and diverse community that includes professionals, retirees, and families, making for an interesting and dynamic atmosphere. The pub, shop, and tearoom in the village are all highly rated and offer excellent services. The village’s convenient location near Exeter, Torbay, and Plymouth, combined with its proximity to the beaches, make it an ideal location for those who enjoy both rural and urban living. Additionally, for outdoor enthusiasts, Lustleigh offers beautiful walks along the river Bovey, woodland walks, and easy access to Dartmoor National Park, with 368 square miles of stunning landscapes to explore. Step Inside
As you enter the property, you are welcomed into a spacious entrance hall where you’ll find the staircase, access to the reception rooms, and a shower room with WC. The floor has been beautifully tiled with underfloor heating. On the right of the hall is a door into the sitting and dining room. This is a large L shape open plan space which has been configured well to offer different areas; a tv area leads to a sitting space which then leads to the dining area which is conveniently located closest to the kitchen. The whole room is lovely and bright with windows on all sides as well as double doors out onto the terrace. There is also a stone fireplace with a wood burner, giving a lovely focal point to the room. From the dining space there is an opening back to the entrance hall.

A couple of steps at the end of the hall lead down into the impressive kitchen breakfast room. With high ceiling, windows along the full width of the room giving lots of light, doors out to the terrace and underfloor heating this is a wonderful room and the heart of the home. The bespoke pippy oak kitchen is flooded with light and includes a large island, high quality granite and iroko worktops, a four oven AGA with plenty of room for a large family table seating area.

A door from the kitchen leads into the utility room, where there are plenty of cupboards, worktop, sink and space for washing machine and tumble dryer. There is a door to the outside from the utility, making it the perfect place for coats, boots (and dogs) to dry.

The ground floor also benefits from a further reception room which is on the left of the entrance hall. The room is a good size and has been used as a TV room, office and more recently an additional bedroom. This can be used for whatever is required. There is a door from this room into a good size study. As this room is adjacent to the shower room, it could easily become an ensuite bedroom if required.

Up on the first floor, you’ll find the main bedroom on the left-hand side of the property. This is a really impressive room and goes the full depth of the house with a window either side. The vaulted ceiling amplifies the space. It is lovely! There are built in wardrobes and a walk-in wardrobe as well as a generous ensuite with bath and separate shower. From the landing there is access to a family bathroom, storage cupboard and three further bedrooms.

Step Outside
Woodcot sits in a plot of 0.49acres. There is a large, gravelled parking area which leads on to the veranda leading to the front door. The main garden starts from the terrace, which is accessible from the sitting room, kitchen or from the access around the side of the property. The terrace is a great size for entertaining and has the most wonderful view over the area and down the valley. From here there are steps which sweep down to the lawn area. The lawns are level and set over three sections with grass banking, stone walling and a few granite boulders. The garden has borders which are planted with mature shrubs and hedging which give a great deal of privacy throughout the garden. To the bottom left of the garden there is a ‘secret garden’ which has space for outdoor dining furniture, it’s a private spot complete with moorland ferns, granite, trees and a water feature.

To the far side of the property there is a further terrace with access to useful storage. There is also a path with a gate onto the public footpath which goes through the roof and down to the bottom of the lane.

Location:
The location is as special as the property. You get a real sense of space and privacy at Woodcot, and yet you’re just a few minutes away from the village. Bovey Tracey can be reached by car in around 10 minutes, and Moretonhampstead in around 15minutes.

Taking a walk from the house, you can be in the village centre in around five minutes, with the pub, church, community shop/post office and tea rooms, as well as the community orchard. Walk down along the leat and you’ll find yourself at the cricket pitch.

There are lots of possibilities from here, if you enjoy walking, then continuing along the leat will lead you to Wrayland, a collection of beautiful historic thatched properties. On from here, there are plenty of walks into Lustleigh Cleave and along the river, past the well-known Hisley bridge, right up to Foxworthy and Manaton. Being within the National Park there is stunning scenery wherever you go- If you enjoy the great outdoors, you really are spoilt for choice!

Whilst it is lovely to have the feeling of being in a rural village, the location is far from remote. Exeter is only around 20 miles away and you can be on the M5 in less than 30 minutes.

Most of the major supermarkets deliver to Lustleigh, or if you prefer, there are a number of supermarkets in Newton Abbot, which is around a 20-minute drive. Newton Abbot is the closest large market town, where there is also a mainline railway station with services to London Paddington taking as little as 2.5 hours.
