The Norfolk Agents are pleased to offer this highly individual and fully serviced building plot, with full planning consent for an architecturally ambitious new dwelling of over 4,000 sq./ft. in a stunning location on the outskirts of Snettisham.
The innovative design is not only with a view to create a truly exceptional home, care has been taken to ensure that the development is sensitive to its unique surroundings. Therefore, the vernacular Carrstone which was originally quarried on the site will be the principal material used, along with weathered steel and expanses of glazing. Along with the versatile living and bedroom accommodation, the design also features a large curved garage, a green roof and an elevated terrace. In total, the floor area extends to around 4,240 sq.ft.
Norton Hill is located at the northern end of the village, with an un-adopted road serving a small cluster of houses. The site was used as a quarry in the nineteenth century, with the landscape still dramatically reflecting the site's history. Part of the design of the house includes a cantilevered living area which is suspended spectacularly over the cliff edge. For further information regarding the planning permission, please visit the Kings Lynn & West Norfolk planning website, using the reference: 21/02479/F
The site is ready to commence construction work straight away, with contractors already on site working on the other two plots. A full schedule of build costs are available to interested parties upon request.
LOCATION
Snettisham is a popular village approximately 5 miles south of Hunstanton and 10 miles north of the historic market town of King's Lynn. The village is known for its sense of community, with various clubs, groups and an active programme of events around the churches and village hall. The types of property in the village comprise a broad mixture of period cottages, farmhouses and more modern properties, along with a wide range of amenities. Within a short stroll of this property there are a variety of shops (including a new Co-op, bistro, hairdresser's and pharmacy), the award-winning Rose and Crown public house, primary school, doctor's surgery, vet's practice and Ridgeons builder's merchants. The village church is a striking feature of the landscape, with a 175ft tower and spire, thought to be one of the tallest in Norfolk. Opposite the village hall there are playing fields and a cricket pitch, which also hosts regular car boot sales and a farmer's market. An annual Victorian Christmas Fayre is held in the village square. Other local attractions include the nearby Royal Sandringham Estate, Norfolk Lavender and farm shop at Heacham, several wildlife areas (including RSPB reserves at Snettisham beach and Titchwell), the beautiful North Norfolk Coast, various golf courses, walks and sailing.

Broadband availability and predicted speed: obtained from Ofcom on February 16, 2023
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on February 16, 2023
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
