Why you’ll like it:
Hidden away from the crowds who flock to our international coastal resort, this prime location is sought after. Set within its own grounds, this impressive building radiates Victorian grandeur, and the majestic entrance leads to a hushed hall which is clearly cared for. Spanning the first floor, this charming home has roared into the 21st century where inspired design ensures a luxury finish which includes cast iron radiators in keeping with the age of the building, and beautifully proportioned rooms blend the heritage tones of Farrow & Ball and Little Greene with striking wallpaper by contemporary designers.
The entrance hall and reception
Sunlight streams through the colourful hallway from all four points of the compass, and a discreetly practical ethos behind the design delivers ample storage throughout the apartment – and here there are substantial, handmade cupboards for coats and bags.
Bright and inviting with a ceiling which soars overhead, the reception is a classic beauty. Twin bays almost fill the south and east walls to bring in the sea and the Sussex sun, and there is a flame effect gas fire within the limestone fireplace. Made by the craftsman owner, two beautiful cabinets deliver discreet storage and when opened, one gleams real gold. Decorated with wallpaper by Emma J Shipley, this large room is light and airy by day, and at night this space transforms into a warm and welcoming haven beneath a chandelier which could stay, subject to negotiation.
The kitchen/diner
Stylish and spacious, guests can dine in relaxed seclusion in this bright and cheerful kitchen diner adorned by Tigers Teatime paper from Santoros. Solid wood floor and varnished working surfaces are practical as well attractive and it is skilfully planned with sophisticated entertaining in mind. High spec appliances include an Aeg touch induction hob beneath a Rangemaster hood, a Stoves Micro/combi oven and a Miele fan oven, and the high end hose tap delivers boiling and filtered water. Good to go, a tall Aeg fridge, and Aeg freezer, Blomberg dishwasher, Beko washing machine and Hoover heat pump drier are also integrated for you, and the vendors are willing to discuss the central butchers block which was chosen specifically for the space.
The study and balcony
Tucked away through an archway from the hall, the generous study is full of sunshine. French doors lead out to a south facing balcony which is an oasis of calm with open views and a glimpse of sea, and it also has space for a table and chairs for coffee whilst working from home, or a glass of something chilled when the day is done. Inside, handmade shelves reach up to the ceiling, which is high and the vendor’s reading chair doubles as a ‘spill over’ bed – so this room could become a delightful third bedroom if you prefer.
The guest room and bathroom
Facing south for warm catnaps in the sun, the first of the double bedrooms is a peaceful retreat which feels very private. All about releasing any stresses of the day, the four windows within the bay are large, the lofty ceiling has elegant, original coving and lined with custom built wardrobes painted in calming hues, the room as well as your mind can be clutter free!
Across the hall, a luxury shower room has a flawless finish with Moroccan caustic tiling, wall lights imported from Greece, a high end dual head shower in brass, and brass taps over the Cast Iron Company hand basin.
The principal suite
A serene sanctuary which would not look out of place in a glossy magazine, the restful principal suite looks across a broad avenue. Quiet and comfortable, it is easy to forget that you are just a few minutes stroll from the vibrant, al fresco lifestyle of Church Road and the beach, whilst internal shutters allow you to enjoy the morning light – or not… A wall of painted cabinets in traditional style open to reveal all of the organised storage you could dream of, and the meticulous attention to detail includes ingenious drawers in their skirting.
Discreetly opulent, the en suite bathroom has a sensitive Victorian influence. You can bathe in glory in a fabulous, copper roll top tub with a shining nickel lining, the hand basin rests on a bespoke cabinet and Burlington fittings are also in keeping with the age of the building – although there is nothing old fashioned about the Spanish Cordonne paper mural or intricately ornate cast iron radiator.
Agent says:
“Tucked quietly away in a prime location a stone’s throw from the sea and Hove Lawns – which host events during our legendary festivals- this uniquely beautiful, balcony apartment is a rare find as properties here simply do not come on the market very often, for obvious reasons!””
Owner’s secret:
“We love the sea and we are only 2 minutes from it so we go every day! We have also enjoyed the balance between picnics on the beach or Hove Lawns, or having friends over to the apartment which is cool in summer and warm in winter. This beautiful building is always a joy to return to and friends always comment on the apartment’s relaxed feel and the quality of light – we have windows on all four sides with the main rooms on the east, west and south sides. Quiet but convenient with local bakeries, shops, bars, doctors and school within an easy walk, we are only minutes from the city’s fashionable shopping and night life, and both Brighton and Hove Stations are easy to reach. There is plentiful permit parking, (although we don’t need a car) and our neighbours are friendly as well as considerate, and the building is very well run.”
Where it is:

Close to the beach and Hove Lawns, it is an exclusive location where the greens on the seafront have a friendly community of dog walkers, runners, keep fit clubs and holds events during festivals, so you won’t feel isolated if you are new to the city. Near to the commercial districts and cultural heart of the city, the whole of Brighton and Hove is easy to reach on foot, by bus or by car and Hove Station with fast links to Gatwick and London is a 15-20 minute walk past boutiques, eateries and wine bars, or 4 minutes by cab.
