Situation - Tremore Lodge stands at the head of the entrance drive to Tremore Manor, now a country house and recently a Christian Retreat, about 2 miles to the west of the village of Lanivet. It is thought that Tremore Lodge was constructed between 1872 and 1880 as a gatehouse to the Manor by the Henwood family and became an independent residence just before the Second World War. The current owner has recently carried out a complete renovation programme of this historic dwelling and also converted an adjoining outbuilding and old garage into a separate self-contained annexe.

The improvement works which have been carried out include re-wiring, re-plumbing; installation of new kitchens, shower room and bathroom; installation of a new balustrade turning staircase; replacement of some windows; replacement of internal and some external door; new insulated floors and skirtings; new ceilings; decoration and new floor coverings; installation of electric Haverland eco radiators and so forth.

Tremore Lodge offers a character and architecturally pleasing residence, which fully reflects its status as a Grade II Listed Building of Special Architectural or Historic Interest. Traditional features include a heavy arched front door with ornate hinges and lion's head knocker, arched windows, some exposed ceiling timbers and so forth.

The Annexe - The original planning permission dated 20th December 2020 (application no. PA20/05156) sets out that the annexe is to be used either, by members of the family or non-paying guests of the occupiers of Tremore Lodge, as a holiday letting unit, not being occupied by any one person for more than 28 days of the year. The accommodation to the annexe offers an open-plan Kitchen and Living Room with Kitchenette area including stainless steel single drainer sink unit with adjoining worktop surfaces with cupboard and shelving under and at eye level, a cupboard, microwave shelf and further open shelving.

There is a herringbone wood effect floor and this room opens down to a Double Bedroom and there is a separate Shower Room with walk-in shower with rainshower, wc, pedestal washbasin and chrome wall mounted towel radiator.

The Outside - Immediately adjacent to Tremore Lodge and The Annexe are stone chipped car parking areas for several vehicles and adjoining to the south and south-west are extensive gardens, which are currently laid mainly to lawn with a number of deciduous and coniferous tree standards. The gardens currently warrant some landscaping, perhaps utilising traditional stone walls currently in situ, and also to take full advantage of some delightful views away to the south.

Directions - Travelling east or westbound on the A30(T), exit at the Innis Downs Roundabout towards St Austell and Bodmin. On the northern side of the A30(T), from the roundabout take the exit towards Lanivet HWRC recycling centre and after about 50 yards, turn right towards the recycling centre. Drive for about ? mile and at the crossroads go straight over towards Tremore. Ignore the next turning to the left (signposted). Drive for about a mile and at the next junction turn sharp left towards Tremore and Withiel. Tremore Lodge will then be seen on the left-hand side after about 400 yards.
