Property description & features

This contemporary town house was built in 2014, is beautifully presented and boasts a contemporary spec throughout. 19ft living room, social kitchen/diner, garage and excellent master bedroom with en-suite. Vendor suited!

The House... - This contemporary town house was built in 2014 by Croudace Homes to their Swallow design, forming part of the extremely popular Coppice development.

Internally, the house is presented in excellent order and offers spacious accommodation over the three floors. The sitting room extends to nearly 19ft, with a large bay windows that baths the room in natural light, whilst the bespoke plantation shutters add privacy. Across the rear, the kitchen/diner is a social space with doors opening on the garden. There is an extensive range of integrated appliances and the units are contemporary style.

There is also a ground floor cloakroom.

On the first floor are two double bedroooms, single fourth bedroom that is ideal for those who work-from-home and the family bathroom.

The top floor offers privacy and seclusion from the rest of the house - the perfect master suite. The sleeping quarters are spacious and the bedroom enjoys its own stylish ensuite shower room and walk-in wardrobe.

Further benefits include gas central heating, high performance double glazing and tasteful decor.

Step Outside... - The walled rear garden is low maintenance with a paved terrace and raised level of lawn. The further paved terrace enjoys evening sunshine making it a great spot a barbecue. There is also a garage in nearby block. There is a parking space to the front.

The Location... - Linnet Lane forms part of the popular 'Coppice Development' built in 2014 by Croudace Homes. The highly regarded St Pauls Catholic College (11-18 yrs) and Triangle Leisure Centre are just under 20mins walk and you have great road links around town on Jane Murray Way. For those needing the A23(M) motorway network, the nearest access is just three miles distant at Hickstead.

There are several play parks close by and you're just a short walk from beautiful open countryside at Hammonds Ridge Meadows, with brilliant dog walks out to Hurstpierpoint - perfect to blow away the cobwebs on a Sunday stroll. If you fancy a glass of something or a cracking Sunday Roast, the dog friendly Sportmans pub just over a mile at Goddards Green.

Tesco Superstore is also within walking distance and the town also boasts a Waitrose and Lidl and there are further shopping facilities at The Martlets in the town centre.

Burgess Hill mainline station is just over a mile distant and provides fast, regular services to London (Victoria/London Bridge) in just under an hour, Brighton (10-15 mins) and Gatwick International Airport (20 mins). The town has a second mainline station at Wivelsfield. School wise we believe the catchment areas are Gattons Infants, Southway Primary and Burgess Hill Academy Secondary.

Seller's Secret - We have loved living in Linnet Lane - a quiet yet friendly area of Burgess Hill. The house itself is lovely and spacious, and having the loft space above the private garage has been fantastic for extended storage. Within the local area, we have enjoyed being near the playing fields, West Park Nature Reserve, and navigating long walks across the local meadows towards the South Downs. The garden is a sun-trap in the afternoon, and we have enjoyed watching the sun go down on a summer evening from one of the two patios. We hope the new owners will enjoy the house as much as we have!

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on September 15, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on August 4, 2014 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
