About the area
Baltonsborough is an historic village in beautiful unspoilt Somerset countryside, well away from busy main roads yet enjoying good access to the surrounding towns and also the A303 and Castle Cary railway station (fast link to Paddington). The village has a population of around 1,000 and a very active community together with amenities including a pub, primary school, and village hall.Within a few miles are the towns of Glastonbury, Wells, Street, Bruton and Castle Cary whilst Bath, Bristol, Yeovil and Sherborne are all within easy travelling distance. There are excellent state and independent schools in the area including the village primary, Strode College, Crispin, Wells Blue School, Millfield, Wells Cathedral and the Bruton and Sherbourne schools.
Accommodation
The cottage stands back from the country road which runs to Baltonsborough from the Glastonbury to Pilton Road.A path from the road leads through the garden to the cottage which has an attractive stone façade with climbing wisteria and a porch. The front door opens into the sitting room which has flagstones, ceiling beam, window seat and an inglenook with a wood burner. An inner hall has coat hanging space and a cloakroom with a basin, w/c and a vibrant piece of mosaic artwork adhered to the wall.

Beyond is the good size kitchen and dining room which has recently been completely updated with underfloor heating, new units and granite worktops above. There is a sink, tiled splash-backs and an electric oven with an extractor hood. French doors lead out to the garden. Internally, a door leads into the utility room / pantry with shelving and space for a tumble dryer, washing machine and fridge freezer. On the first floor are two double bedrooms and a bathroom. The main bedroom has a window seat, 3 wardrobes, decorative elm panelling and fine views in a westerly direction onto orchards. The second bedroom has a window seat and easterly views.

Heating the rooms, there are economy seven electric radiators and of course the underfloor heating in the kitchen. The attic is boarded and insulated.
Outside
Adjacent to the road is parking space and the front mainly lawned garden is bounded by a mature hedge. On the rear side of the house is a sunny private garden. Here there is a paved terrace, a lawn and a newly built studio which is ideal as a work from home space or indeed additional live in accommodation if desired.
Directions
From Glastonbury head towards Pilton on the A361. After just over a mile turn right towards Baltonsborough on Woodlands Road. Carry on this road until you go around a 90-degree left hand bend just before you enter Baltonsborough onto Martin Street. The cottages are immediately on your left and number 2 is the second.

Mobile phone signal availability and predicted strength: obtained from Ofcom on February 7, 2023
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
