Contractual Terms - The plot will be offered with the following contractual terms:
1.Ridge height of new dwelling not to exceed the existing ridge height of the neighbouring property, Pen Y Clawdd
2.The plot may only accommodate a single residential dwelling and associated parking structure(s)
3.The buyer must demolish the existing garage and remove all waste material within 3 months of completion of the sale.
4.The new dwelling must be completed within 30 months of completion of the sale.
5.The land retained by the seller must be made good by the buyer prior to the completion of the new dwelling, using tarmacadam with bricks inset to denote four parking spaces
6.The buyer must, prior to completion of the new dwelling, lay a line of bricks along the access boundary to distinguish it from the council road
7.The buyer is to erect a boundary fence or wall between the purchased and the retained land
8.The buyer will inherit a 50% maintenance contribution to the costs of the access area over the retained land.
