Kirtlington is a vibrant village with a good community. Locally there is a fine village school which is also a feeder to the Marlborough School in Woodstock, one pub/ restaurant plus a further Johanssens & AA rated hotel/ restaurant, and a church dating to Norman times. Within a short distance (c.1 mile) Kirtlington Polo ground and Kirtlington Golf club are further attractions. When you open the door to this house, it instantly raises a smile. The level of detailing is excellent. From a range cooker to heritage-style radiators, a Jetmaster fire, striped stair carpet contrasting with oak hallway flooring, even glazed doors throughout the downstairs to encourage light and a lantern-roof conservatory for the same, it's truly a delightful house.

Open the thick timber door and you enter a hallway that is a visual feast. Everywhere you look the design touches are masterful. The cupboard to the left is the same colour as the walls so it blends in, whereas the window reveal is a dark green to give it depth. This theme continues with a lovely wood floor giving that cottage feel, contrasting with a stair carpet that exhibits a sense of fun. With a large window to the left it's also a light space. Move on to the kitchen and you enter another room that oozes personality. Subtle panelling to the rear gives the room shape, patina, and this contrasts beautifully with a slender vertical radiator fitted to save space - but not just any old radiator! The same timber floor of the hallway continues through, giving the design some consistency, and this keys in well with a lovely suite of farmhouse-style kitchen units that are topped with timber work surfaces. We certainly were not expecting to find a Rangemaster range cooker in here, nor a double butler sink! But both provide yet more feeling that this is a high quality house that is both appealing and very practical. At the rear of the hall, past the large under-stair cupboard (note the cottage-style hinges), the living room opens out to provide a significant amount of practical space. The flooring changes to carpet for comfort, and the same clever theme of contrasts continues with a Swedish-made Contura fire mounted in a surround that is a subtle blue. It's a great room with double doors flanked by glazed panels, in addition to a further window, at the rear. Here the conservatory changes flooring again, back to practicality-friendly tiling, under which is underfloor heating. Unlike many, this really is a genuine all year round room, high quality and well proportioned to the extent that it's equally suitable as a separate dining room, playroom, or just another seating area to enjoy the sun.

On the first floor the same vein of design mastery continues. The door style changes to ledge and brace timber doors with Suffolk latches, something normally found in a historic cottage. The first of four double bedrooms to the front is double aspect, and the shape works extremely well for eg a large wardrobe and a chest alongside a double bed. To the rear of the landing another, larger bedroom is surprisingly well proportioned, and the double wardrobe is an excellent space saver ensuring the bedroom will never feel cluttered. Between the two, the family bathroom features wall panelling similar to the kitchen, this time painted to contrast perfectly with the gleaming white suite that includes a thermostatic "soaker" shower above the bath.

Rising to the top floor, the two further bedrooms offer similar niceties. To the front the spacious bedroom with its dormer window provides a peaceful view out across a cul-de-sac that is surrounded with trees. And here another cupboard assists in maximising the floor space. To the rear, the last bedroom is another double, well lit by virtue of a large roof window, and has an en-suite.

Outside to the front, a picket gate encloses a pretty area with various shrubs and flowers surrounding a small lawn area. A bin store to the right hides them from view, and next to the open porch is a gravel seating area. To the left the path (owned by this house) leads down to the garden. Securely enclosed with close-board fencing, it's a charming space, with both a lawn area and block-paved seating space, all surrounded by an array of trees, hedges and shrubs both in this garden and adjacent neighbours. It is also incredibly peaceful as, being toward the end of the cul-de-sac, there is little passing traffic!
