PROPERTY DESCRIPTION
MARTIN&CO are pleased to present this two bedroom property to the current Folkestone rental market. Located on a lovely little road near the north of Folkestone with easy access in or out of the main town.

Walking through the front door you are greeted by a long hallway that leads upstairs and to all the available rooms on the ground floor. The first door to the left opens into the very large open plan living/dining room where the front portion of the house is usually used as the living room and the rear portion is were the table and chairs would normally go. The front of the house has a large bay window and a log burner in set into a nice little fireplace.

Back out into the hallway we are lead out to the kitchen, a bright airy space which has spaces for all your white goods. There is a hob and cooker provided by the landlord with plenty of work top space and units this room is very well spaced out for the keen home chef. There is a door that leads out to a utility area and the French doors that lead to the rear garden.

The garden is a mixture of grass and a patio area. A good sized family garden where BBQ's and fun times in the summer evenings will occur.

Back in the house upstairs the first room you come to is the bathroom. This is a large room with a full-size bath, toilet, sink and separate shower. This is one of the biggest bathrooms we have seen in these terraced houses and will be refreshed with new radiators before the new tenants move in.

The next room along is a small double bedroom with a view of the garden painted white, this room has plenty of space for two wardrobes and a large bed. This room would also make a nice at home office if you are lucky enough to be working from home currently.

The last room in the house is the principle bedroom which will happily be able to fit a king size bed and all the modern bedroom furniture you need. With two very large double glazed windows that let in lots of natural day light, we like this room as it as big as most houses living-rooms.

Close to local amenities and a 15 minute walking distance to Folkestone Central train station, shops and more importantly 15 minutes walk to the beach.

Broadband availability and predicted speed: obtained from Ofcom on March 18, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on March 18, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on August 14, 2020 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.

    *Call rate information

Calls to 0843 numbers will be charged at 4p/min from BT landlines. Calls from other networks may vary, and calls from mobiles and outside the UK will be higher. Calls to local numbers beginning with 01, 02 and 03 numbers will incur standard geographic charges from landlines and mobiles.
