Barton Wood is mainly softwood with some hardwood on the fringe. The woodland is principally Larch and Norway Spruce and lies on a west facing slope overlooking picturesque farmland.

If felled, the Larch and Spruce would allow for natural regeneration of the native species to re-establish a broadleaved woodland or managed re-planting could be undertaken if a purchaser desired.

Sir Williams Plantation contains a good stand of semi-mature woodland comprising of softwood plantations which are mainly Douglas Fir, Larch and Norway Spruce planted approximately thirty years ago. There are also some impressive mature Beech located on the banks.

DESIGNATIONS
The woodland lies within the East Devon Area of Outstanding Natural Beauty.

RESTRICTIVE COVENANTS
There is a restrictive covenant in place to ensure that the owner and subsequent owners do not use the wood for anything which would be a nuisance to neighbouring woodland owners such as vehicle racing, clay pigeon shooting, a commercial campsite, or business use other than agriculture or forestry. It also prevents subsequent division of the ownership of the wood into smaller units or erection of signboards. Further details are available upon request from the vendors agents.

RIGHTS OF WAY
The land is sold subject to and with the benefit of all matters contained in or referred to in the title deeds together with all public or private rights of way, wayleaves, easements and other rights of way affecting the property. There are no public rights of way crossing the woodland.

Both parcels of woodland have a right of way at all times and for all purposes connected to the use and enjoyment of the land, with or without vehicles along the track running along the eastern boundaries of the woodland. Further details are available upon request from the vendors agents.

SPORTING, MINERAL AND TIMBER RIGHTS
All sporting, mineral and timber rights are understood to be in hand and are included within the sale so far as they are owned.

TENURE AND POSSESSION
The land and woodland is being offered for sale on a freehold basis with vacant possession.

HEALTH AND SAFETY
Given the potential hazards, we would ask you to be as vigilant as possible for your own personal safety whilst making your inspection of the woodland.

The woodland is located within the beautiful East Devon Area of Outstanding Natural Beauty, surrounded by open farmland and countryside, to the west of the desirable village of Kilmington. The National Trust's Shute Barton House nestles in the valley bottom below the wood.
