About 56.28 acres of quality land with modern barn in an attractive rural setting

Situation
Highfurlong Farm is located in open countryside to the south west of the village of Claydon, adjacent to the Mollington Point to Point course. There is road access onto the A423 at the end of the lane connecting to Banbury and on to the M40 at Junction 11, about 6 miles. The M1 junction 16 is about 20 miles.

Description
Highfurlong Farm is accessed from the lane with a pull-in leading onto a hard core track and yard offering plenty of parking. At the foot of the land is a large modern general purpose barn measuring about 26m x 15m (85” x 47”) with a roller shutter door. At the far end there are stores, WC and kitchenette. On the mezzanine above are two rooms including a farm office and a shower room.

Across the yard from the barn is a static caravan which functions as a welfare unit with a sitting room, kitchen, bathroom and two further rooms.

Planning permission has been granted by Cherwell District Council ref: 22/00906/F for the erection of an additional general purpose barn measuring approx. 30m x 9m adjacent to the existing barn.

The land is accessed via a fieldgate from the yard onto the principal paddock which extends to about 43 acres of gently sloping pasture bounded by post and wire fencing. The views from the top of the land are fabulous in all directions including to the west towards the Mollington Point to Point course. There is an additional access from the road in the bottom corner of the field.

To the west of the main paddock are a series of 6 smaller paddocks divided by post and wire fencing with connecting field gates. There is water to the main field.

Land Classification
The land is Grade 3 and of predominantly freely draining slightly acid but base rich soils.

Broadband availability and predicted speed: obtained from Ofcom on January 12, 2023

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
