Exceptional four-bedroom townhouse with river frontage, parking and private mooring

Description

This small development of six impressive town houses was built and designed by local architect Lilly Lewarne of Truro in 2001/2002.

It is rare for one of these houses to come to market and viewing is strongly recommended.

The property offers flexible accommodation over four floors in excess of 2,500 sq. ft.

The current owners have, over the last few years, made some considerable upgrades to the property to include new bathrooms, cast iron radiators throughout and a fabulous new kitchen.

On the ground floor is the entrance hall with stairs to first floor before leading through to the inner hall with door to the main reception room with French doors out to the south/west facing terrace overlooking the river. On this floor there is also access to the integral garage, coats cupboard and utility room.

The utility is fitted with freestanding washing machine, tumble dryer, sink and plenty of storage and work top space.

The whole of the first is the open plan kitchen/dining/reception room with French doors out to the southwest facing balcony overlooking the river with electric operated awning. This very streamlined kitchen has been designed for the enthusiastic cook who loves to entertain with an abundance of kitchen cupboards, drawers and worktop space, mood lighting and includes the following appliances: wine fridge, Miele dishwasher, Smeg American style fridge/freezer, Smeg range cooker with three ovens and seven ring gas hob and Smeg extractor fan.

On the second floor is the guest bedroom with patio doors and Juliet balcony overlooking the river, a good range of built-in wardrobes, en suite shower room with shower and double sink vanity unit.

To the front of the property is a further double bedroom with built-in wardrobes with views looking across to the Georgian terrace.

There is also a family bathroom with double ended bath with waterfall tap and walk-in wet room/shower room and a good-sized airing cupboard with hot water cylinder.

The whole of the top floor has a wooden exposed A-Frame vaulted ceiling.

The principal bedroom has glass patio doors with Juliet balcony overlooking the river, en suite shower room with built-in vanity unit with sink, wc and granite top.

The final double bedroom has a lovely view to the front looking towards the Georgian Terrace with built-in wardrobes and en suite shower room. This bedroom is currently being used as the dressing room to the principal bedroom.

Off the landing is another good-sized storage cupboard.

Exterior-

The communal gated courtyard to the front of the building is owned by Poltisco Management with an annual maintenance charge (currently) of around £585pa. Each property has one share in the Poltisco Management company and the managing agent is Koti.

The property has a single garage and two separate parking bays. The single garage has a manual up and over door with power, light and heating.

There is also a communal bin area.

The private mooring is directly in front of the property on the river.

Location

There are very few properties in Truro that can offer this much space in such a central location with river frontage. 7 Polisco Wharf is one of six town houses in a private gated community with views over the river and up towards the cathedral. This is a highly sought-after location being about a quarter of a mile into the city centre in one direction and about one and half miles in the other direction to the very pretty village of Malpas at the confluence of the Truro and Tresillian Rivers. Malpas has a boatyard and pleasure boat trips to Falmouth, a well-regarded pub the Heron Inn and access to lovely coastal and rural walks. Just over half a mile away on the Malpas Road is Boscawen Park. This is an amazing facility with a number of tennis courts, football pitches, cricket pitch, children’s play area, duck pond and café.

Truro is set in a valley amidst beautiful unspoiled countryside at the head of the Truro River, which leads into the River Fal, Carrick Roads and on into Falmouth Bay. The area is particularly popular for sailors, paddleboarders and kayakers but is also within easy reach of the North coast, more famous for its fantastic beaches and surfing. The city with its pretty cobbled streets and impressive cathedral offers a good choice of private and public sector schooling, a mix of both high street and independent shops, restaurants, coffee shops and bars along with a cinema, art galleries and the newly refurbished theatre ‘The Hall for Cornwall’.

Communication links to the area are excellent with a mainline rail service to London, Paddington and regular flights from Cornwall Airport to London as well as other domestic and international destinations.

Square Footage: 2,569 sq ft

Broadband availability and predicted speed: obtained from Ofcom on December 28, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on December 28, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on January 27, 2020 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
