Meadow View is aptly named as it does enjoy far reaching views from both front and rear elevations of meadows and rolling north Cornwall countryside. This family size house has been within the same ownership since it was constructed approximately twenty five years ago. It is situated within a small popular hamlet being one of three similar properties built by a local builder at the same time.

The home offers generously sized accommodation consisting of a welcoming entrance hall with stairs ascending to first floor and doors off to both the living room and kitchen. The living room enjoys an open fireplace, not currently used by our vendors. There are glass double doors leading into the separate dining room which in turn opens up again into a conservatory which is a perfect vantage point to admire the enclosed garden and far reaching view. The kitchen has been replaced and modernised in recent years. There are plenty of modern white glossy units situated both above and below a dark quartz working surface and splash back. The electric double oven, hob, extractor and fridge are all integrally installed and included within the sale. The utility room has matching units and working surface, along with plumbing and space for a washing machine. There is a door to the single garage and a further side entrance to the garden. The oil boiler heats the radiators placed throughout the house and the hot water. All the windows have been replaced with UPVC double glazing.

Upstairs, there are four bedrooms all capable of accommodating a double bed. The master bedroom enjoys exclusive use of the refurbished en-suite shower room. The other bedrooms share the spacious, partially tiled family bathroom that has also been replaced in recent years and consists of a white matching suite.

Outside, there is plenty of parking for numerous cars on the gravelled drive, as well as within the integral single garage with electric roller style doors. The rear garden is enclosed by timber fencing and enjoys two raised paved patio areas, along with a large central lawned area. A greenhouse and wooden shed are included within the sale.

The residence is situated in a semi-rural position North West of Launceston. The nearby village of Egloskerry has a County Primary School and Parish Church. There is also a service station and shop nearby at Laneast Downs. The ancient former market town of Launceston lies approximately 8 miles to the west and boasts a range of shopping, commercial, educational and recreational facilities and lies adjacent to the A30 trunk road which gives access to Truro and West Cornwall in one direction and Exeter and beyond in the opposite direction. The A39 (Atlantic Highway) is within 8 miles of the property and provides good access along North Cornwall with roads branching off to the rugged coastline and sandy beaches.
From Launceston Town Centre proceed along the A388 (Western Road). Upon reaching Pennygillam Roundabout take the first left hand exit signposted towards Bodmin heading Westbound along the A30 dual carriageway. Take the second left hand exit signposted towards Camelford and North Cornwall proceeding along the A395 towards Hallworthy. Continue for a few miles passing through the village of Pipers Pool and onto Laneast Downs. Take the right hand turning signposted towards Canworthy Water and Tresmeer. Follow this road across the moor for about a mile taking the right hand turning signposted towards Tregeare. Continue along this road entering Badgall where Meadow View will be identified on the left hand side.

Established in 1924, Webbers estate agents are a national award-winning, independent estate agency, voted in the Top 3 estate agents in the UK for customer service in 2014. We have 16 West Country offices for residential sales & lettings in North Devon, West Somerset, Exmoor and Cornwall. Our exclusive Fine & Country marketing enables us to put our property in Park Lane, right in the heart of London, offering fabulous market exposure. In addition, with specialist departments for Commercial Property, Survey & Professional and New Homes, we deliver a comprehensive property service, with an enviable reputation as professionals in property. Launceston is the ancient capital of Cornwall. Attractions include the English Heritage Norman Castle and steam railway, narrow streets and plenty of Georgian and Victorian architecture. Excellent access can be gained to the A30 dual carriageway and both Bodmin Moor and Dartmoor. The town is 17 miles from the coastal resort and rugged cliff tops of Bude. Our town square is a conservation area and has a pedestrian-friendly shopping area with cobbled streets.  The Church of St Mary Magdalene in the town centre is one of the most heavily engraved in the country. Typical out-of-town buyers come from the West Midlands and South East seeking retirement/a slower pace of life which is what our county epitomises.  We have a hard-working Launceston in Bloom committee passionate about making the town look attractive throughout all seasons and the Town Council does an excellent job of maintenance and grass cutting.  In 2011 HRH the Duchess of Cornwall opened up a new refurbished Town Hall. Average prices here for houses for sale in Launceston are £187,000 (2011 figures) and typical properties in the town include Victorian semis and modern edge-of-town developments.  We also have a growing Fine and Country department.

Broadband availability and predicted speed: obtained from Ofcom on September 29, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on September 29, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on October 4, 2022 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
