Delightful Grade II listed period house with far reaching views, in grounds of just over five acres.

Description

Chaul End Grange is a delightful Grade II listed countryside farmhouse situated on the edge of the semi-rural village of Caddington, with the original house dating back around 500 years. Easily accessible to the village green and shops and adjacent to open countryside, the location offers a great mix of countryside living with convenient access to communication links at Luton and Harpenden.

This pretty farmhouse represents a lovely family home and oozes character and charm, with it's array of ceiling and wall timbers and original fireplaces. Chaul End Grange had previously been updated throughout, with bright, modern rooms whilst still retaining original period features.

The accommodation is mainly set over two floors and comprises four large and well proportioned reception rooms, three of which feature fabulous open fireplaces. There is a lovely kitchen/breakfast room featuring a high vaulted ceiling, a large study and a fun basement room, currently being used as a bar.

The property also benefits hugely from an adjoining one bedroom annexe with it's own entrance, offering flexible living with versatile accommodation.

On the first floor are three generous and bright double bedrooms, plus a family bathroom with roll top bath and a large shower room with a double walk-in shower. Both of which are finished to a high standard. To the second floor is another guest room.

Externally
The property is approached via electric wooden gates and over a large gravel driveway, which sweeps round to the front of the house and provides ample parking. Set to the side of the driveway and down another gated gravel track is a very large barn-style double garage.

The gardens are split in to formal areas and paddocks. Immediately outside and across the rear of the house is a tremendous dark grey slate patio, set on two levels, which leads out to the formal gardens that are level and large. Together, they are fantastic family and entertaining spaces. Beyond the formal gardens are paddocks with stunning city views below. The grounds, in total, are about five acres.
